Most Popular Quarantine Remodels in 2021

You deserve some credit for choosing persistence and resilience in 2020! Rock on. Keep going!

But if you're not satisfied with your ability to thrive in your home, we know you're looking to improve, not move! Read on for the 411 on what projects San Diego home owners are asking about most frequently!

Families have been lining up around the block for these hot projects because of their massive impact on lifestyle and freeing up time. Projects like:

  • Adding a patio or deck
  • Remodeling the guest bathroom
  • Remodeling the master bathroom
  • New or expanded mud room
  • ...and more!

What could be so good that it makes turning one's home into a construction zone, totally worth it?

Let's go see!

Adding A Patio or Deck

You guessed it!

Since you're at home more, you're cooking outside and spending time outside with the kids...but without a patio or deck you're dealing with issues like no shade, un-level ground, lack of seating, etc.

Building a patio or deck off of the kitchen accomplishes a few things:

  1. You can have the kiddos play outside, or entertain guests (when we are allowed to have those again) outside while you wrap up the last few dinner details. It's hard to food prep with kids under foot.
  2. It's a great place for that barbecue or Traeger smoker you've been eyeing for the last two years.
  3. You can solve the shade problem by installing a patio cover or sales to moderate those hot rays of sunshine.

Remodeling The Guest Bathroom

You likely have one bathroom in your house that has taken a beating since quarantine was first announced.

Guest bathrooms and powder rooms in particular are not built with 24/7/365 use in mind, especially not after they are ten to fifteen years old.

Most of us use restrooms at work, school, the gym, etc., but since San Diego home owners have been 100% at home, we've seen a spike in calls due to broken and leaky pipes, mold, and other issues as a result of more continuous use.

These are all indicators that it's time to update that bathroom. Do it once. Do it right.

If you keep the framing and layout as-is but update everything else, you could have a project of that size completed in as little as two to four weeks.

That's it for a bathroom remodel San Diego! Of course, all projects vary in length, so call today for more info!

Remodeling The Master Bathroom

The practicality of reworking your master bathroom cannot be overstated.

If you are a busy professional, you need your professional and leisure clothes to be in the right position with reference to your shower.

If you're raising little ones, you need the linen cabinets and towel hooks to be one arms length from the cutie that's in the bathtub.

Do you want your bathroom on the other side of your master closet, or your closet on the other side of your bathroom? If you incorporated a washer & dryer setup, would that change your answer? Why or why not?

To answer these questions and more, make sure you go with a design-build firm who can walk you through the scope and cost in tandem as opposed to just an architect, engineer, or designer who can walk you through design but not cost.

Bonus Tip:

The oversized jetted bathtub and small tiles were big for a while but they ended up taking up space and rarely being used. In 2020 and beyond we want bright, open bathrooms and all the square footage we can get! Rip out the giant tub and tiny shower. Build a bigger shower and have a free-standing tub that's gorgeous and low-maintenance.

Install continuous flooring throughout master bedroom & bathroom or consider throwing in that whole floor of the house. You want to maximize the natural light you have without replacing or re-framing windows? This is how!

New Or Expanded Mud Room

And just like that, keeping the house clean became way harder! With more time in parks, in the yard and getting dirty, the desire for a mud room has become a need for one.

Sometimes you can add a bump out, sometimes you can reconfigure the kitchen or back entry area. In either case you'll be taking advantage of floor to ceiling storage and utility options!

These may include cubbies, shoe and boot holders, benches, coat hooks, winter clothes storage, and out-of-the-way drainage areas for muddy or sand filled items.

Are the pets just as dirty after that last adventure? Consider a laundry sink or pet bath so you don't find evidence of that last hike in your bed.

Framing New & Improved Storage or Custom Built-In's

In 2019 we would have never imagined that 2020 would have become such a record-setting year.

Here are a few of the roles people are filling at home in 2020 that have caused them to pursue new and improved storage or custom built-in's:

  • Remote employee - office
  • Home schooling mom - classroom
  • Home schooling dad - classroom
  • Host for family that is in need - office to bedroom conversion
  • Host for long term stays including family member or aging parent(s) - loft to bedroom & bathroom conversion
  • Business owner - attic or garage work bench or work space
  • Providing additional housing during housing crisis - basement to apartment conversion including kitchen

Kitchen Remodel

With restaurants at limited capacity, we are not getting takeout as much.

With budget considerations, we are trying to be better stewards of our resources and cooking in.

With health goals in mind, we are trying to wash produce and prepare food that helps us to maximize our energy and brain function all day.

Remarkably, even quarantine life is busy and we are trying to food prep on weekends so we don't spend all week in the kitchen.

Does your current kitchen accommodate any of these needs?

Every day we talk to families who would love to food prep if only they had more counter space.

They'd love to do larger batches of weekly food prep, but their 25 cubic foot refrigerator is too small to store more than a few days of veggies and leftovers.

They can't just buy a new refrigerator because of their cabinet layout...and on...and on...

It's just plain wrong that an outdated kitchen would stop your family from the health and nutrition that they deserve. Or more importantly, from the time with you that they deserve.

Kitchen and Living Room Remodel with A Large Island

If you're looking for a multi-room remodel like a kitchen & living room remodel, you're likely asking a few of these questions:

  • can I get an estimate that is broken into phases, so I can see the living room phase and kitchen phase separately?
  • if I like my flooring, can we salvage it?
  • is there a ballpark cost, or does it vary greatly from project to project?
  • what are the best window options so we can maximize natural light?

We know how overwhelming it can feel to start doing research and hope that you're not missing anything major. But don’t worry. You’re in the perfect place!

In this article, we will answer some of the most important questions so you can make a great decision for your kitchen and living room.

Preparation and Timeline - Phase One

Find your design-build contractor - this can be fast or slow, but usually happens in two to three weeks:

  • Doing your due diligence online on HomeAdvisor.com, Houzz.com, Google reviews, Yelp.com and their company website
  • Interviewing them over the phone to investigate their processes and communication style
  • Having site visits to develop trust and rapport and to see who will be the best fit for you

Insiders Hint: It has been said that "People don't leave companies, they leave managers". The implication is that if the primary relationship becomes sour, the rest doesn't matter.

This principle also applies to design-build firms. On the face, it seams reasonable to choose companies based on price and timeline. But no lawsuit has ever been filed because of a fair and necessary change order (change of price), or because of a reasonable timeline increase. Often, the home owner has contributed to their own negative experience by failing to do their due diligence up front, so they end up paying for it twice over.

Please, we beg you...advocate for your own success by assessing and prioritizing:

  • how the firm functions
  • how and if they communicate their process to you with transparency
  • how they follow through on details

If they are demonstrating excellence in these three areas, you WILL be able to read it in their reviews.

Really?...Majority of Decision Energy Spent on Cabinets?

We are often asked "How long does it take before you can start?", "How quickly can we get through the design and selections process so we can get started?"

Designing your new cabinets involves dozens of decisions; sometimes they account for 50% of the decisions you will make throughout your entire project. Holy complicated cabinets, Batman! Here is a small sampling of features you can consider:

  • Deep full extension heavy duty drawers including dove-tail joints
  • Full extension rollout trays
  • Pull out storage units on side of island
  • Pullout spice rack by stove
  • Double pullout trash cabinet
  • Island with cabinets on all 4 sides with matching panels on all non functioning sides for full furniture look and 4 large size solid wood legs
  • Rollouts and tray divider storage on tall pantry cabinet by refrigerator
  • Double stack uppers with glass doors
  • Wine rack
  • Custom drawer inserts such as dividers and pegs
  • Crown molding
  • Solid wood carved corbel details

The goal is to find a contractor who is able to be your coach and a good coach will do two things: they will guide you to keep you on track with your expressed goals. And they will pace you, i.e. run along side you as you make each decision.

When you do business with the right firm, they will always be one step ahead of you so you wont be waiting on them for input and feedback. Your timeline will be unique, but the right partnership will keep you moving forward.

Everyone's Favorite Feature - Your Island

If the kitchen is the most important room in the house, the island is arguably the most important feature in your kitchen. It is, after all, literally the centerpiece

One of the most beautifying options that families fall in love with is door panels on the sides of the island that don't open, for a uniform furniture look. See below for pictures of our recent Carlsbad kitchen island.

Consider if you will use your island primarily for cooking, entertaining, or something else. Perhaps the kids will study there? Families who use their island primarily for food prep often want their primary sink in the island to reduce dripping every time they transfer from island to counter or vice versa.

In contrast are families who often entertain guests. They like to place a smattering of yummy dishes across the island to facilitate the natural gathering around of conversation, wine and sharing bites. The sink would both interrupt the flow and attract dirty dishes and hand-washing. Clutter and contamination? No, thanks. These families keep the sink in a separate area.

FAQ: Can we have a movable island? No; the building code requires electrical outlets be wired into the island, so it must be fixed.

Continuous Flooring or...?

Opening up the room is a common motivation of families who choose to install continuous flooring throughout their remodeled space, or the whole first floor. It adds a quality of flow to the rooms and contributes to people moving freely throughout the space.

Saving flooring comes up periodically as a potential option to save money. If you are replacing your cabinets and island, this is a poor strategy. The increased labor cost you will incur to have the crew gingerly and slowly demolish everything around your flooring without destroying the floor itself, will more than cancel out the savings. If the budget is a priority, replacing the flooring is actually more cost effective.

Option for Indoor-Outdoor Living

If your backyard is wholly absent or if your backyard is a beach cliff, ignore this paragraph. If however, your backyard has a lawn, patio, pool, barbecue, or trellis, you must consider indoor-outdoor living. Sunshine is why we live in San Diego, California!

It is often possible to open up a wall that currently exists with two or three windows, and convert it to a multi-panel glass door that opens up to an outdoor dining area. This is such a beautiful change to make. When the door is open, guests feel drawn through the kitchen and directly into your outdoor living area! Check out these before and after pictures to see what we mean!

Before: Entire kitchen and living room closed off to the back yard and fireplace.

After: Removed pigme palms, installed LaCantina door, and built custom trellis.

Before: Too dark, soffit makes kitchen feel smaller, wall with three windows, closed off, poor natural light.
