How long does permitting take in San Diego? It varies from city to city (Del Mar being the longest), but over the counter permits can be obtained in as little as two to three weeks. Most combination permits (which is what most kitchens require) are taking three to five months.

3. Prepare For The Execution

After you've completed design and preparation, it's time to get dusty!

Next is demolition; demo will be quick, messy and loud. Even with HEPA vacuums and top of the line equipment, including air scrubbers, etc., the process of demolition is always messy. 

Additionally, it is wise to plan for 15% adjustment of the project calendar plus additional time for every change order or request for additional work.

The project timeline can get emotional at about 60% completion. Remember that if you're feeling uneasy or antsy, your superintendent can address every question and concern you have as long as you share it with him.

Material Lead Time

The most important thing to know about kitchen remodels for the fall of 2020 is that lead-times on raw materials are still longer than usual due to COVID-19. 

Windows have been taking 3 to 4 weeks longer to arrive than usual. Since many window manufacturing facilities are closed, fewer facilities now carry the burden of producing windows for the whole country.

There has been a dramatic improvement since the initial delays in March and April but most materials have still been slowed by a week or two.

Timeline of Kitchen or Bathroom Remodels

For fall/winter remodels, here are a few things to consider:

Lead time on material is beyond our control, so of course these estimates are really really approximate.

Small to medium size kitchen remodels, 10x10 kitchens, 10x12 kitchens, 12x15 kitchens, etc:. plan on your windows and your cabinets taking the longest. Cabinet lead time is anywhere from 2 to 10 weeks depending on the manufacturer you choose and the quality of finish you are willing to invest in. 

It is common to collaborate with your contractor for two to four weeks to make sure everything is ready to order. Once ordered, you'll wait two weeks for the plumbing to come in, and then get started.

From the start to the finish your remodel may take three or four months. The demolition to finishing touches portion of that for months may only be 6 to 10 weeks.

Small and medium size kitchens in San Diego or one of the most common remodels we see. But remember, the square footage of your kitchen does not determine the price and the square footage does not determine the number of decisions that need to be made.

You may have all the decisions for your small kitchen It would also need to be made for a much larger space because each element is still present, just in smaller proportion.

HomeAdvisor.com is a wonderful resource for San Diego home owners. Their catch phrase is "Don't Overpay, Compare Pros!" This has lead some readers to believe that they will be able to see how much their project may cost, right there on their screen, before they have to interact with any contractors. Nope!

The method that homeadvisor.com uses so you can compare pros is to have you fill out their form by answering basic questions about the work you'd like done so they can share your information with four different contractors.

Each of the four then has the opportunity to reach out to you, and you can work with each to go through their estimating process. For helpful info on how to select a contractor, see the final two paragraphs in this article.

Using Houzz.com Ideabooks For Your Finish Materials

How Can I Get More Done Before My Site Visit?

The site visit is no substitution for doing your due diligence online. By the time you schedule your site visit you have already verified that the contractor:

Designing your new cabinets involves dozens of decisions; sometimes they account for 50% of the decisions you will make throughout your entire project. Holy complicated cabinets, Batman! Here is a small sampling of features you can consider:

If the kitchen is the most important room in the house, the island is arguably the most important feature in your kitchen. It is, after all, literally the centerpiece

One of the most beautifying options that families fall in love with is door panels on the sides of the island that don't open, for a uniform furniture look. See below for pictures of our recent Carlsbad kitchen island.

Consider if you will use your island primarily for cooking, entertaining, or something else. Perhaps the kids will study there? Families who use their island primarily for food prep often want their primary sink in the island to reduce dripping every time they transfer from island to counter or vice versa. 

In contrast are families who often entertain guests. They like to place a smattering of yummy dishes across the island to facilitate the natural gathering around of conversation, wine and sharing bites. The sink would both interrupt the flow and attract dirty dishes and hand-washing. Clutter and contamination? No, thanks. These families keep the sink in a separate area.

FAQ: Can we have a movable island? No; the building code requires electrical outlets be wired into the island, so it must be fixed.

Continuous Flooring or...?

Opening up the room is a common motivation of families who choose to install continuous flooring throughout their remodeled space, or the whole first floor. It adds a quality of flow to the rooms and contributes to people moving freely throughout the space. 

Saving flooring comes up periodically as a potential option to save money. If you are replacing your cabinets and island, this is a poor strategy. The increased labor cost you will incur to have the crew gingerly and slowly demolish everything around your flooring without destroying the floor itself, will more than cancel out the savings. If the budget is a priority, replacing the flooring is actually more cost effective.

Option for Indoor-Outdoor Living

Best Contractor for an L-Shaped Kitchen

L-Shaped Kitchen Fairy Tale...or Not?


Pierre and Laura are newlyweds. They have been in their new home for about 8 months and they feel it's time to remodel their kitchen since they have settled into the current layout and feel they know what they would like to change.

#2 Clarity is Key: Know Who You're Talking To


General Contractor (GC)
A General Contractor has a "B license" (verify a license here: https://bit.ly/2v6Pvoo) that enables them to operate as a construction company in the state of California. General contractors as a group, can work in commercial, residential, multi-family, and many other sectors. These companies are not necessarily qualified as remodeling specialists.

Architect or Designer
Remember that architects and engineers design from the top down. Once safety is addressed, design elements can be added because they are SO COOL, but zero people at a designer's or architect's office know how to estimate building costs, because they have never built what they've designed. On the face, it seems logical to get your design done, get your permit, and now you're ready to send it out to bid...you'll compare apples with apples and choose the best guy for the job. But now if the price is NOT right, you're stuck with your plans, the associated permit, and you're out the $6,000 to $15,000 that it cost you to get here. You got the cart before the horse.

Design-Build Firm who is licensed as a General Contractor (GC)
"Design-build" is where the magic happens. It's a very simple model. We collaborate, design, and make selections with you, checking in on the cost along the way. We agree on an approximate scope, and approximate budget, then we keep you in the drivers seat. We give you all the authority over your project and we let you know if a design element you're asking to add will push you over budget or not.

#3 Design Mistake to avoid in an L-Shaped Kitchen


Consider that most l-shaped kitchens have room for 2 to 6 people to fit comfortably. In order to keep the space feeling as large and roomy as possible, avoid dark brown or black when selecting cabinets and other finishes. The bold design trend that is "in" now is to install black cabinets, and gold fixtures. This looks great now and has a sexy batman appeal, but it's far from timeless and will soon look dated and cheap. Watch out for fads that are VERY 2020 but will have a short shelf life. Unless you plan to update every 5 to 10 years for the fun of it, select classic finishes, i.e. white shaker style cabinet doors.

Storage Solutions for Upper Cabinets


Replace your existing cabinets with deeper cabinets to maximize storage, for large dishes such as Pottery Barn serving dishes, etc.

  • Remove center divider so your cabinet box is no longer cut in half.
  • Remove over-sized face frame—usually 2 ½” around the perimeter.
  • Adjust the height of each shelf within the cabinet box, or if cabinets do not go to ceiling, add additional upper cabinets for less frequently used and seasonal items.

Making these three simple changes to your upper cabinets can increase storage capacity by 15%-30%!

Storage Solutions for Lower Cabinets


U-shaped kitchens are often small kitchens. Since you are stuck with two poorly organized corner cabinets, they end up feeling like a crawl space, requiring you to crawl in in order to get to your pots and pans.

  • Remove over-sized face frame— usually 2 ½” around the perimeter.
  • Remove center divider so your cabinet box is no longer cut in half
  • Replace the builder grade side hardware with new Euro slides which are installed underneath the drawer, so you can gain another inch of width per box. 
  • Convert your bottom doors into drawers for easier access and less strain on your hips and back.
  • Customize drawers, pegs, dividers, full 110% extension of hardware.
  • Install lazy susan, pull outs, dividers, & inserts.
  • Bonus: These changes help you eliminate wash basins full of lids and miscellaneous items!

These items can improve cabinets storage by 15% to 30% per box!

Countertops

Since spacing between appliances can be very limited, making it more difficult to prepare food, you are probably asking, so how can I get more counter space?

We want to keep the appliance triangle in mind whenever we consider moving an appliances. When using the stove, you must be close to the sink and fridge; when you are using the cooktop, you must be close to the fridge, and sink, etc.  If you are remodeling within a fixed space, it makes sense for the cook who will be doing most of the prep to choose the locations of their appliances based on the rhythms of how they use the space most often.

  • A cook with a whole foods, plant-based diet will likely want more prep area where they store, legumes, gourds, grains, etc. This is often close to the cutting boards or sink area where they wash and prepare most of their food.
  • A cook that enjoys a lot of grilling, barbeque, etc. may want their prep area close to the refrigerator so they can quickly reach for those perishable favorites that need to be kept cool.
  • Many (but not all) u-shaped kitchens have a long wall on one side of the "U" and a short wall on the other side. By extending the short wall another several feet, you will lengthen the cabinet wall for additional upper and lower cabinets, and extend the countertop.
