When you contact us, we will as you several questions to uncover all your needs and make your free-consultation as informative as possible.

Budgeting for Your Remodel

When considering the scope of your bathroom remodel, the first step is to determine your target budget range. You will need to have an overall budget consisting of two parts; the remodel portion and the finish material portion.

The remodel portion will be your contractor's budget and includes labor, rough materials, vanities and linen cabinets.

The finish material portion includes your plumbing fixtures, sconces or other lighting fixtures, tile and flooring materials.

Check out our Bathroom Remodels in San Diego article to see typical price ranges for this last two years. Costs can increase from the ranges listed but they will never be less. Call us at 858-775-7628 to book your remote free consultation today!

Timeline for Your Remodel

The Pareto Principle, commonly referred to as the 80/20 principle, applies to the bathroom remodel timeline. Sometimes it's 70/30 or 60/40 but the principle is plain to see on every job. The majority of the bathroom remodeling work is complete in a smaller portion of time, and the smaller percentage of work, like very detail oriented or labor intensive trades.

A great example of this is the first two weeks of your remodel contrasted by the last two weeks. The first 10 business days of your bathroom remodel will include demolition, clean up, framing, rough plumbing waterproofing, rough electrical and usually drywall.

A lot of work gets accomplished in the middle including the most time-consuming trade of them all; tile. But just when the bathroom looks like it's ready for finishing touches and nearly ready, the custom glass shower glass measurements will be taken.

The next ten business days, you'll be waiting for the ordering of the glass, fabrication, delivery & installation. Notice "how much was accomplished" is different but it's just the way the process goes.

So don't worry too much if there are weeks where not a lot changes from day to day. Your contractor may be slacking, but you can't rely on your eyes alone to provide the evidence.

To Wait or Not To Wait

Do not wait until your bathroom is in a state of disrepair to start your remodeling project. If you wait too long, water can get into all kinds of places that may balloon your costs. If the toilet flange is allowed to leak, you'll ruin your subfloor. If your waterproofing fails or your fiberglass shower insert breaks and is left alone, you'll cause dry rot, mold, and corrosion.

Call 858-775-7628 today for more information on what it takes to execute your bathroom remodel quickly and on budget. We remodel individual bathrooms, but most of our families take care of all three bathrooms in one project. We can remodel them simultaneously but often do a 2/1 rhythm so there is always one bathroom in the house available for use. In rare cases when a family is out of town or able to use their gym showers, we can complete them simultaneously.

Have multiple rooms you need to remodel? Check out our kitchens or process page to understand the benefits of our Perfect Remodel Process.

Bathroom Remodels During The Holidays

We're closing in on the month of November and you've got a few things on your mind! These concerns may include school schedules, work deadlines, holidays, how to navigate family gatherings, and now you're realizing you can't keep putting off your bathroom remodel!

Don't worry, we've got your back. We've been stressed out before with a lot of legitimate work to do, and stuck in the martyr narrative of "everyone else first, I can't afford to take the time or money to do this remodel". We get it and we're here to help.

The reality is that bathroom remodels can be put off for up to five or ten years but if you wait too long, you may be at risk of leaks, both plumbing or faulty waterproofing. If there are leaks, then you'll have dry rot or worse and much more pain long term.

Check out these three tips to help you get through your holiday bathroom remodel!

  1. Understand the holiday bathroom remodel timeline
  2. Understand the materials delivery protocols
  3. Understand the dust and dirt before you schedule gatherings

Understand The Holiday Remodel Timeline

For the 2020 Holiday schedule, here is what you need to know:

The following holidays are not business days, so manufacturers, venders, and suppliers will be closed.

  1. Thanksgiving - November 26th
  2. Black Friday - November 27th
  3. Christmas Eve - Thursday, December 24th
  4. Christmas Day - Friday, December 25th
  5. News Years Eve - Thursday, December 31st
  6. New Years Day - Friday, January 1st

Hopefully this list helps, because it will affect production in two ways. There are six fewer business days in this next season, so we loose one week there.

But, momentum matters and three of six weeks are three day work weeks instead of five day work weeks.

Therefore momentum will be negatively affected for all the players on the team. This is beautiful and necessary for enjoying the holidays and our families.

Ensure you take this into account and add another two+ weeks to your project schedule if it stratals the holiday season.

Understand The Materials Delivery Protocols

Materials are in stock in some cases, but are back ordered in other cases.

The goal is to keep the project going once it is started. When we can wait until we have all products on hand before starting, we will have a great time getting your project complted on time with no breaks.

The thing to be on the lookout for is when a contractor wants to get started ASAP, then play it by ear...no! This will not end well.

At Teknik, we ensure that we are checking on product availability before a contract has even been signed so that we can pivot if we need to and select a similar product/material that will be available and allow the project to move forward.

Once we have everything we need for the first 50% of construction, we will begin demolition, so that the phases play out in smooth succession.

Understand The Dust Before You Schedule Parties

Do you want the good news or the bad news first?

Let's go with the bad news first.

The bad news is that your holiday season will be affected by your remodel and there is nothing you can do about it. Your contractor will impact the cleanliness and schedule but he doesn't have 100% control over it so schedule parties at your own risk.

Now for the good news.

The good news is that Teknik teams will do the following to keep your home clean during construction:

  1. Mask off the construction area whenever possible
  2. Cover and mask or move furniture as needed
  3. Cover the floor with ram paper
  4. Run an air scrubber during demolition
  5. Run a HEPA filter
  6. Maintain a broom clean work area every day

With these practices in place, we end up with "the crew was so clean!" in most of our reviews. But don't take our word for it. Check out our reviews at rb.gy/h2u1su

How Can I trust a bathroom remodeler near me?

A Mutual Vetting Process

Trust is a gift, but retained trust is the goal

Bathrooms

First, many home owners know if they have purchased a stepping stone home or if they plan to be there long term. This article is for the home owner looking to stay long term.

When choosing to invest into your lifestyle design by creating more beautiful and effective spaces in your home, you'll select your favorite design features and finishes.

It's our job to help you answer each design question along the way make all your product selections. You can prepare to invest $45,000 to $100,000 on a primary bathroom or $30,000 to $45,000 on a guest bathroom.

There are families who love their home but they aren't sure they're going to be there forever, despite no existing plans to sell. These families love quality, classy timeless looks and avoid hot trends that will be here today and gone tomorrow. These families choose a design-build firm to have everything done for them at a one-stop-shop. They select finishes that are durable and can take a lot of regular use. These families will often spend between $25,000 and $65,000 on a master bath or other large bathroom. Nothing extravagant and nothing cheap.

How can I communicate with a bathroom remodeler near me?

The timeline is dependent on many factors but here are a few general ideas.

You can expect a partial bathroom remodel to take between one and three weeks, depending on the scope specified in your detailed line-item estimate. This includes powder rooms.

Small bathrooms are typically 5x7, 6x8, or some variation thereof. These small bathrooms can take two to four weeks to complete, assuming no special order custom finishes.

Master bathrooms start out at a rounded 10x10. These bathrooms can be much larger but we're just talking about the classic size and layouts. They will take anywhere from three to six weeks typically.

Remember, these timelines are construction only and your design and collaboration occur beforehand and are not counted in these approximate timelines.

What can I expect from a bathroom remodeler near me?

There are always a few key things to look out for when preparing for a bathroom remodel, no matter how simple. Here are a few for your reference:

  1. Keep in mind that the bathroom has more moisture in it than any other room in the house. Watch for mold and mildew.
  2. Current or past leaks can contribute to dry rot of the framing which would need to be replaced.
  3. The seal around old toilets often goes bad, so there are tiny slow leaks that cause dry rot and disintegration of the subflooring which needs to be replaced.
  4. San Diego bathroom remodelers near you should all be looking for pests too. We have a high concentration of termites and other pests in this area of the country.

At any rate, if you open up walls, you may get more than you asked for. So what do we do to avoid change orders? First thing, we educate you along the way to keep you informed in advance as much as possible. Second, we execute a "demo-and-discovery" before we finalize your detailed line-item estimate so that your price includes all foreseeable work.

Our families love the demo-and-discovery process because it allows them to rest at ease, knowing that we've done our due diligence at every step.

Top Three Benefits of Remodeling Multiple Bathrooms at Once

So you're excited to get your bathrooms updated but you're not sold AT ALL on doing them all at once. You're thinking correctly when you recite that your goals are to save time and save money. And you'd also be thinking correctly when you remember that you'd like to get all the work done efficiently and you'd like to get on with your life! Here are three points that will help you.

  1. Improved timeline
  2. Improved cost
  3. Improved product availability

Man, we know about being overwhelmed and not knowing where to start.

But don’t worry. In this article, we'll show you where to start!

Read on for the first three things you MUST KNOW before you begin!

Teknik Testimonial

Improved Timeline

The timeline of your project will be custom designed for you. It will be informed by the scope, material availability, crews assigned to your project, and several other factors.

If you're considering adding a second or third bathroom, for example, then your project timeline can be custom built around the efficiency of doing many thing simultaneously. Basically, three times the work will not triple your project timeline.

Can you imagine having to start with demolition, transition to 15 different stages, reach full completion, then start over with demolition in a second bathroom? Neither can we!

When you bundle scope together, the pre-construction work only happens once. The coordination and ordering of materials only happens once, and the setup phase only happens once.

You will love your decision to bundle your different projects into one.

BONUS: When you wait to do your second bathroom until "later", the calendar of your favorite contractor is getting full. During COVID, we've been busier than ever in this industry. We are often booked out 4 to 6 months, so there is no guarantee that a crew will be available for you on demand. Bundle and save time!

Improved Cost

If your timeline doesn't triple just because the work triples, then there will also be a cost savings associated with doing more work at once.

First, pre-construction work includes collaboration on design, layout, material selections, and value-engineering. The bigger the scope, the more opportunities there are to get creative and find solutions that might not otherwise exist!

Secondly, when you bundle work our crews can execute with great efficiency, so you'll save money on labor and you'll be surprised with how trim, tidy, and timely our crews are. That's our Three-T Promise to you!

Improved Material Availability

COVID has made ordering materials a great challenge.

Sourcing some raw materials and manufacturing at plants with throttled production capacity has lead to a decrease in supply across industries.

All home owners that are working remotely are also in the mood to remodel since they will be stuck at home anyway, which has lead to an increase in demand.

So, if you're seriously considering going through all the work and effort to remodel, make sure you include all the work on your wish list. This will allow you to get ahead of the crowd and get all your materials, specialty or standard, in one fell swoop. Then you can get started and prepare for an on-time completion!

How to Select a Contractor for Triple Bathroom Remodel

It's October 2020 and you've got to get your bathrooms updated right away. Don't rush yourself; let us walk you through a few top concerns and what you should consider when selecting your contractor and selecting your finishes.

  1. Right up front - no need for three to five site visits
  2. Second -  How to choose your contractor
  3. Third - How to choose your selections

Of course this year has not gone according to plan. But two things are for sure. There are still two and a half months left, and your triple bathroom remodel can definitely go according to plan.

You're in the right place! In this article, we'll show you where to start!

Read on for the keys to a successful pre-construction and construction process.

Teknik Testimonial

Right Up Front - No Need For Three To Five Site Visits

We know. We see it every day.

Get a bunch of site visits booked, follow up to get a bunch of bids and then decide on the right guy.

Sounds like a good idea but the truth is, you'll end up with an average contractor and larger-than-average problems. Que change order *buzzer*.

The idea is this: Homeowner thinks, "I'll do my due diligence so I don't overspend"

The reality is this: Contractor thinks, "If I'm giving away free estimates all day long, then I'll just approximate and hopefully I get enough jobs to keep the doors open."

The result is this: Homeowner chooses based on price (mistake), the contractor gets on the job and starts to do due diligence at that point, and change orders are issued. This of course frustrates the homeowner to no end.

The solution is this: Slow down and breath when you're going to sit down and research contractors. Don't start making calls frantically over your lunch break. Take 30 minutes. Get organized. Single out a few contractors who look promising and move forward.

Wondering how do you move forward? Read on!

Second - How to Choose Your Contractor

You can whittle down your list of seven to ten contractors without any site visits.

Visit websites like homeadvisor.com, houzz.com, facebook.com, twitter.com, instagram.com and cslb.com to see if the contractors on your list are licensed, bonded, ensured, carrying workers comp insurance.

Once you've done that, read their reviews online and have a conversation or two with each of them. For sure, you will have the list down to one or two.

Book your site visits with each of them and then make a decision and be at peace with it. Both companies are qualified pros.

Once you choose your contractor, you'll begin working from the ballpark price range that was agreed upon, to get all your selections chosen and into your detailed, line-item estimate.

...Which brings us to selections!...

Second - How To Choose Your Selections

In order to be better prepared than 80% of home owners, build an Ideabook on Houzz.com

This allows for two things:

  1. You'll select what you like and don't like in each photo. You'll be able to add a note or caption so you remember exactly which feature you liked within that photo.
  2. You'll gain clarity on the entire look and functionality, vs. having a bunch of unrelated ideas. As you select photos 12, 13, 14, and 15, you'll start to see themes and you'll be excited to go back and delete some of the first photos you selected because they no longer fit your aesthetic!

Instructions:

Create Your Ideabook

  • Get Ideas>Bathroom>Use filters if desired>Hover over the photo>Click Save>Add notes on the photo>Drop down menu> + Create New>Save!
  • Repeat for all photos as desired.

 Share with us

  • Hover over “Your Houzz” (top right)
  • Your Ideabooks
  • Click the desired Ideabook
  • Finally click “Invite” to search for Teknik and invite us to view it!

Once you're prepared with your Houzz Ideabook, you'll be excited to have fun at your selection meetings to choose plumbing fixtures, tile, and flooring!

Can't wait to see you there!

How To Slay Your Master Bathroom Remodel Costs & Timeline in 2022

Top concerns for a 10x10 or 10x15 master bathroom remodel:

  1. What you need to know about your bathroom preparation timeline in 2022
  2. What you need to know about your design timeline in 2022
  3. Material ETA's
  4. Bathroom Remodel Costs of Your 2022 Project

There is a LOT of remodeling information online but after all that has happened in the past two years, most of it is out of date.

But don’t worry. In this article, we'll share current and up to date information so you can make a great decision!

Read on for the first three things you MUST KNOW before you begin!

Teknik Testimonial

2021 is in the rear view mirror and it seems to have been just a blink.

There are a few portions of the timeline that you may not be aware of so we will lay them out here. Getting a remodel started "asap" is possible but understanding what "asap" means is important so there are clear expectations. So let's get into it!

Bathroom Renovation 2022 Timeline - Preparation

Let's assume you've done your due diligence starting with a Google search for "bathroom remodel near me". Then, let's assume that you've interviewed and chosen yours from the list of bathroom remodeling contractors.

Now, you'll want to sit down and pick their brain (or our brain!) about their process if you don't already understand it. Understanding their process up front will make the remodel process clear and fun!

Next, you'll want to sit down with them and confirm the desired scope of work and budget target. Finally, with that complete you're ready to jump into the work!

Finally, we see people get bit in the b**t by this a lot, so we will highlight it. Skipping the budget/boundary conversation and seeking estimates quickly but **without clarity** is not in your best interest  as the homeowner.

Bathroom Renovation 2022 Timeline - Design

Now that you have your scope of work and budget set up, your project has boundaries that eliminate scope creep and distraction, so you can focus on designing your perfect bathroom!

Next, as your interior design concierge, we will book a time to help you explore tile, plumbing and flooring options.

At this appointment, you will have interior design input from us but you'll get to feel out your own taste and what you want for brightness, contrast, cool or warm colors, etc. At the end of this appointment, you'll have samples of each material to take home so you can set them up in natural light.

Once materials are confirmed and ordered, the ETA's are as follows (as of quarter 1, 2022).

  • Flooring - usually less than 2 weeks
  • Tile - usually less than 3 weeks
  • Plumbing & lighting - wild card but we're seeing most mid-range brands available in 4 to 8 weeks.

Once all the materials have arrived, we can schedule your bathroom remodel target starting date. Remember flexibility is the name of the game here!

For guest bathrooms and powder rooms, the remodel execution timeline is between three to six weeks.

Finally, how long does a master bathroom remodel take? Master bathroom remodels take five to ten weeks. Read on to understand how long it takes to prepare!

Bathroom Remodel Materials in 2022 - ETA's are long

As a contractor, we can't control the supply & demand, the raw materials, manufacturing limitations, or the container ships.

However, there is one thing you can personally do. Be decisive. When you find the tile, flooring, or fixtures you like, we will help you confirm that everything works so you can purchase everything right away.

How long does it take for bathroom remodel materials to arrive? After orders are placed, ETA's are received within one week and most materials arrive in 2 to 8 or even 10 weeks.

A product may come from another country or state and be marked as "available" or "delivered" when it's gotten to the regional or national distribution center nearest you BUT it could still be several hours and a truck driver away.

Furthermore, we hear stories of companies stopping jobs "for no reason" but this can be why. If materials are "delivered" and the product has not arrived to the home owner, the team could execute a false start by accident.

Now, what's the bottom line? We triple check and don't consider a material "delivered" until it's actually in your hand. We have a team who is aware of the details and process for each supplier and their regional warehousing.

Check out this bathroom search on Houzz.com to see great bathroom material ideas.

Bathroom Remodel Costs of Your 2022 Project

Most of our families start their search looking for a legitimate contractor who is licensed, bonded, carries appropriate insurance and runs a safe and professional business.

We also know that most couples want to find a local contractor, family owned remodeling company, and "medium" sized firm. Too big and costs can balloon; too small and the schedule may suffer. These couples have been investing $40,000 to $105,000+ in their bathroom remodels.

  1. Guest bathroom remodels cost $30,000 to $45,000+ for rough materials and labor. Home owners invest $5,000 to $10,000 in their finish materials (plumbing, lighting, tile and flooring).

  2. Master bathroom remodels cost $45,000 to $105,000+ for rough materials and labor. Homeowners invest $9,000 to $15,000 in their finish materials.

We're confidant that over 90% of first class A-Z remodels fall within these ballparks, so you can call with any questions you have!

Bonus Tip to Value Engineer Your Bathroom Project!

The most popular value-engineering choice made in bathrooms, is to go with LVP flooring instead of tile flooring because the labor and materials are both less in the case of LVP and they don't loose the classy, beautiful and durable traits they were hoping to achieve by using tile.

Check out Rayo Wholesale's products or this LVP maintenance page and see how easy the stuff is to care for!

Top 7 Ways to Save on Your Bathroom Remodel!

Bathroom remodeling is fun and exciting but it can get out of control if you're not on guard against the common pitfalls.

In this article you are going to learn about the top 7 ways to save money on your bathroom remodel in San Diego!

  1. Speak with real-life contractors
  2. Maintain the existing layout
  3. Refinish, don't replace
  4. Choose LVP over tile flooring
  5. Replace the tub/shower combo with a shower only
  6. Leave him alone - don't offer to help
  7. Purchase prefab instead of custom materials

Man, we know about being overwhelmed and not knowing where to start.

But don’t worry. In this article, we'll show you where to start!

Read on for the TOP 7 things you can do or not do to save money!

1. Speak With Real-Life Contractors

First of all, you should know that there are websites that try to act as brokers for contractors, but they can't.

Secondly, they claim to know what bathrooms cost, but they can't tell you about something they don't do!

One nationally known website lists a "national average" for bathrooms as $6,000 to $15,000 which is hilarious if you know anything about remodeling.

Avoid this confusion and only get ballpark estimates from real contractors who employ professionals. You'll be so happy you did!

2. Maintain the Existing Layout

First idea: you move the toilet, that's major plumbing modification.

Second idea: if you move the shower or bathtub, that's going to require a major plumbing modification.

Third idea: when you move framing and add or remove a wall, you're looking at additional design, permitting and labor fees.

Fourth idea: If you stick with a cosmetic "gut and replace" then you'll minimized those extras and walk away with a lower contract price.

Take It From Our Happy Customers

"Kevin had the work done as if it were his own house and the project was completed before the contractual completion date."  - Jack B., San Diego, CA

“This is our second remodel with Kevin. Once again, done on TIME! Great job! Just sorry we’re out of bathrooms! 🙂 He’s on speed dial in case we have another project.”   - Gary G., Encinitas

“Kevin told me to allow 25 days and it was done in just over two weeks.”  - Gina H., San Diego, CA

3. Refinish, Don't replace

If you're seeking how you can be thrifty down to the few hundred dollars, then you might consider refacing instead of replacing your single or double sink vanity.

There are several options (at least three) if you decide to refinish your vanity. Call today to ask about these options and to schedule your free consultation!

Honestly though, if you go to homedepot.com right now, you can find single sink vanities starting under $500 and double sink vanities starting at about $1000. If it were our home, we'd get a new one one, but that's just us.

4. Choose LVP Over Tile Flooring

Yes, in construction time is money. Saving on labor is less "visible" than changing the look of your finish materials but it may have a significant impact on the bottom line.

Many home owners' favorite way to save labor has been to choose luxury vinyl plank (LVP) flooring over tile. The benefits:

  1. Warmer to walk on barefoot
  2. 100% Waterproof material
  3. Durable & scratch resistant
  4. Creates a warmer look than tile
  5. Installation of LVP is usually much less expensive than tile

There you have it! Check out high quality LVP flooring and create a warm contrast to your bright, clean new tiled shower!

6. Replace the Tub/Shower Combo with a Shower Only.

Small freestanding tubs are sometimes used to replace the old, giant built-in tubs that we're ripping out every week nowadays.

But a fair number of families are choosing to forego the tub altogether and enjoy an expanded shower footprint.

Check out our gallery at teknikinc.com/gallery to see our latest tub/shower combo conversions.

7. Leave Them Alone - Don't Offer to Help

An experienced licensed contractor will not need assistance or help from a client or their friends and family.

But more than that, an experienced contractor will have established relationships that actually save you money because they have learned how to work with one another quickly, communicate efficiently, and complete work before you can call your cousin John the plumber to see if his bid is lower.

Hire the team you want. Then let them and only them complete your project.

Master Bathroom and Guest Bathroom Modernized

Downtown living in America's Finest City  has become even more attractive over the past two years, evidenced by a massive migration that has flowed from other large American cities.

Many professionals are able to work remotely, saying a permanent goodbye to office-life. The weather in SD makes it a great option. While it's still expensive, it is more affordable than New York, Los Angeles, and the Bay area, so many new San Diegan's are feeling the win-win of better weather and lower housing cost.

Downtown is one of the best places to buy a new home if you're in love with the lifestyle of having shopping and nightlife an elevator ride away.

The catch however is that many buildings in downtown neighborhoods are old and in need of updates. To see what we mean, take a drive through the Gaslamp District, Banker's Hill, Balboa Park or Hillcrest and see if you'd perform a bathroom remodel or kitchen renovation in your average for-sale unit.

The primary needs of a condo renovation are:

  1. Bathroom renovation
  2. Kitchen remodel
  3. Soundproofing, soundproofing, soundproofing
  4. Maximizing floor space and storage

So lets get into it and check out the last two downtown remodels we've been working on!

Master Bathroom Remodel - Little Italy

This master bathroom was complete with builder grade materials, yellowing vinyl flooring, and a skull rug.

But we all start somewhere.

The client wanted a new modern bathroom with a slick clean look and masculine lines.

After several bathroom remodel site visits and design consults, we settled on a look and budget, and got to work. We built a detailed, line-item estimate that included over 23 labor and material line items and over 55 lines of custom description.

Since clarity is the key to moving smoothly into demolition and completion of the project. That's why we'll help you select all of the following for your master bathroom before you get started:

  • Shower tile
  • Floor tile or flooring
  • Waterproofing method
  • Lighting fixtures
  • Plumbing fixtures
  • Vanity/vanity top, sink
  • Mirror and special finishes

Looking for a first class experience when remodeling your bathroom? Make sure you've answered the majority of questions before you get started.

Jason came to us as a bachelor, loving his professional and personal life. Loving the condo life. Loving having his space ina high-rise. He could host company or life alone - the condo offered space and accompaniments for both.

Traits of an A+ Home Owner

His initial idea was to spend $20 or $30 K on a bathroom or two. By the time we got into estimating and contract phase, the project had grown to $90K and by the time his change orders were added and complete the project cost $200K. He added his second bathroom, the kitchen, living room/dining room area, and custom built-in entertainment center cabinetry.

Jason was a breeze to work with and was always saying please, thank you, I'm sure it's fine but I have this concern, I trust you and I wanted your perspective on this...he was the epitome of care and respect.

It is a delight to work with home owners who vetted us to ensure they could trust us and then work work with us in a way that continues to build trust through communication, consistent productivity and transparency. Trust is made of little things and those little things add up every day to create a great owner/contractor relationship.

Key traits: he communicated clearly

very responsive and quick to get back to us

very humble and direct in his curiosity, never presumptuous or accusatory.

Gave benefit of the doubt any time something came up that was potentially frustrating

The large master bathroom remodel was the centerpiece but the kitchen and living area ended up being gorgeous and 100% new too! Why not updated it all while we're already there, right?!

We thought so too.

Guest Bathroom Remodel - Little Italy

This guest bathroom was small, poorly lit, dusty, and rarely used. It had become a collection of clutter and a pseudo storage room.

Do you have a bathroom that has become a catch-all area for items that should be thrown away or donated? Is it not really functioning like a bathroom should? Is it inviting or does the whole family avoid it because it's borderline gross?

After the transformation, you'll be surprised at how much bigger your room feels. You'll be happy with how well lit it is! You'll be wowed by the new shower tile and the clean, inviting look that integrates with the rest of the house.

You deserve to have the bathrooms that will meet your families needs and allow you to live in harmony instead of chaos. You house has that bathroom for a reason, so let's get you back on track. Let's get you a new guest bathroom!

Besides, we all know that you have a hundred friends who would love to visit you in San Diego any time and it would be a shame to let your lack of a great guest bathroom stop you from having them!

Master Bathroom & Guest Bathroom Review - Little Italy

Positive: Professionalism, Punctuality, Quality, Responsiveness

"For anyone like myself who really takes the time to interview/select a vendor for something, you need to call Teknik to include in your process. Kevin is a fantastic partner, and everyone in his company are complete professionals who are masters of their trade.

I had a total remodel in my downtown condo, and could not be happier with the experience and results. This included 2 bathrooms, Kitchen/Dining/Entertainment center (all custom across the board.)

My biggest concern going into this was hiring a contractor who would need to be managed.  Kevin & Ruth are extremely detail oriented and were 2 steps ahead of me the entire time.  The amount of detailed attention Kevin had for my project was a tremendous relief, and the entire experience was actually enjoyable. Keep in mind, this was even during Covid 19 limitations and I still feel this way!!

I will never hire a different contractor in San Diego, and highly suggest you explore this company to see if you feel the same after.  10/10 win."

It should go without saying that your remodel should be quality but it doesn't, unfortunately.

We know how it feels to be considering a big ticket item like your master bathroom remodel.

But don’t worry. In this article, we'll show you where to start!

Read on for the first three things you MUST KNOW before you begin!

Waterproofing Your Master Bathroom

For decades the traditional method of waterproofing a shower pan was the "hot mop" technique.

The process of hot mopping is essentially applying a coat of hot tar over the shower pan area. Once it dries there the tar is waterproof and will supposedly prevent leading for decades.

This method however is:

  1. Outdated, there have been better options available for MANY years.
  2. Tar smells terrible for a few days after application. Who wants to toxify their family's breathing air for the weekend?...
  3. The tile installer cannot begin right away, but must wait a day or two for it to fully cure.
  4. There is no warranty. Eventually it dries out and becomes brittle. Finally, it cracks which leads to the dreaded leak that you can't detect until it is too late.

There are several less toxic methods of waterproofing. They also happen to be more efficient, since tile can be installed same-day. This efficiency ends up saving you labor, which saves you money.

Call today to find out more about our waterproofing, or visit https://www.schluter.com/schluter-us/en_US/ for some ideas and photos. Need a lifetime warranty? No problem.

Tile Quality in Your Master Bathroom

If we're talking tile quality, look for

  • Good - ceramic. Ceramic tiles are basically baked clay, they chip easily because they are brittle. Not a good durable option. Flippers use ceramic tile often because of the attractive price point.
  • Better - Porcelain. Porcelain is probably the 80% of the 80/20 rule. Most families can find a wonderful porcelain tile option most of the time.
    • Brand/origin advice: The best porcelain in the world comes out of Italy. The second best comes out of Spain. If you buy from either of these places, you've got a pretty good shot at really liking your tile.
  • Best - stone. Of course, real stone will be the most durable but it also comes with a cost that reflects that durability. The cost of mining, manufacturing, cutting, and sanding to the desired finish is high. Some stone tiles can cost $150 per square foot, and many most more than that.

You may think that durability is the primary concern when looking at tile options, but unfortunately you need to worry about uniformity too.

There are knock-off versions of every product known to man but the devil is in the details. If you hire the BEST tile setter in the state and give him a box of cheap tile, you may have to:

  1. Throw away up to 50% of the tile before use
  2. Spend extra labor to trim tile that is not uniform
  3. End up with asymmetrical tile lay patterns after all that extra headache.

You're buying tile so infrequently anyway...save yourself! Buy once, buy right.

The Right Contractor for Your Master Bathroom

If you are bored, retired early, and have extra money lying around then this section is not for you. Please move on to the next paragraph.

If however, you are in the world of getting the job done right the first time, do not attempt to break up your project and give each portion to the lowest bidder.

If you think about it, this behavior is based on the following:

  1. "I want to save money by finding the least expensive tradesman from each trade. I will give him the work."
  2. "I want to save money by managing the project myself. This way I wont pay a general contractor to run the job."
  3. "I want to know all the hard costs so I don't pay any hidden fees. I will not pay a markup on anything."

These are fine ideas and may stem from intentions to be a good steward of resources.

Unfortunately they are misguided ideas. There is a lot of expertise that comes with full-time remodeling when you do it for a living. That expertise springs into action on your behalf when things go awry. And in remodeling, things always go awry.

You can imagine the difference between a five year/ten year do-it-yourself-er and someone with 10,000, 20,000, or even 40,000 hours of remodeling experience.

The ownership team of Teknik has over 20 years of full time experience, totaling over 40,000 hours.

Timing Is Everything

The timing of your remodel is important.

If you’re going on a vacation in the next month, you might prefer to wait but we have many of our clients choose to leave us with their keys and be at ease!

Being out of town for the demo and loud work is way more fun than working in the next room!

With some sort of school schedule starting soon, the San Diego summer has come to a close.

Part of getting ready for school is scheduling breaks, trips, and remodels for the rest of the year to plan for holidays. We are hear to take care of your kitchen or bathroom remodel! Call 858-775-7628 today!

Material Lead Time

The most important thing to know about kitchen remodels for the fall of 2020 is that lead-times on raw materials are still longer than usual due to COVID-19.

Windows have been taking 3 to 4 weeks longer to arrive than usual. Since many window manufacturing facilities are closed, fewer facilities now carry the burden of producing windows for the whole country.

There has been a dramatic improvement since the initial delays in March and April but most materials have still been slowed by a week or two.

Timeline of Kitchen or Bathroom Remodels

For fall/winter remodels, here are a few things to consider:

Lead time on material is beyond our control, so of course these estimates are really really approximate.

Small to medium size kitchen remodels, 10x10 kitchens, 10x12 kitchens, 12x15 kitchens, etc:. plan on your windows and your cabinets taking the longest. Cabinet lead time is anywhere from 2 to 10 weeks depending on the manufacturer you choose and the quality of finish you are willing to invest in.

It is common to collaborate with your contractor for two to four weeks to make sure everything is ready to order. Once ordered, you'll wait two weeks for the plumbing to come in, and then get started.

From the start to the finish your remodel may take three or four months. The demolition to finishing touches portion of that for months may only be 6 to 10 weeks.

Small and medium size kitchens in San Diego or one of the most common remodels we see. But remember, the square footage of your kitchen does not determine the price and the square footage does not determine the number of decisions that need to be made.

You may have all the decisions for your small kitchen It would also need to be made for a much larger space because each element is still present, just in smaller proportion.
