The Best San Diego Contractor for Triple Bathroom Remodel

It's October 2020 and you've got to get your bathrooms updated right away. Don't rush yourself; let us walk you through a few top concerns and what you should consider when selecting your contractor and selecting your finishes.

  1. Right up front - no need for three to five site visits
  2. Second -  How to choose your contractor
  3. Third - How to choose your selections

Of course this year has not gone according to plan. But two things are for sure. There are still two and a half months left, and your triple bathroom remodel can definitely go according to plan.

You're in the right place! In this article, we'll show you where to start!

Read on for the keys to a successful pre-construction and construction process.

Right Up Front - No Need For Three To Five Site Visits

We know. We see it every day.

Get a bunch of site visits booked, follow up to get a bunch of bids and then decide on the right guy.

Sounds like a good idea but the truth is, you'll end up with an average contractor and larger-than-average problems. Que change order *buzzer*.

The idea is this: Homeowner thinks, "I'll do my due diligence so I don't overspend"

The reality is this: Contractor thinks, "If I'm giving away free estimates all day long, then I'll just approximate and hopefully I get enough jobs to keep the doors open."

The result is this: Homeowner chooses based on price (mistake), the contractor gets on the job and starts to do due diligence at that point, and change orders are issued. This of course frustrates the homeowner to no end.

The solution is this: Slow down and breath when you're going to sit down and research contractors. Don't start making calls frantically over your lunch break. Take 30 minutes. Get organized. Single out a few contractors who look promising and move forward.

Wondering how do you move forward? Read on!

Second - How to Choose Your Contractor

You can whittle down your list of seven to ten contractors without any site visits.

Visit websites like homeadvisor.com, houzz.com, facebook.com, twitter.com, instagram.com and cslb.com to see if the contractors on your list are licensed, bonded, ensured, carrying workers comp insurance.

Once you've done that, read their reviews online and have a conversation or two with each of them. For sure, you will have the list down to one or two.

Book your site visits with each of them and then make a decision and be at peace with it. Both companies are qualified pros.

Once you choose your contractor, you'll begin working from the ballpark price range that was agreed upon, to get all your selections chosen and into your detailed, line-item estimate.

...Which brings us to selections!...

Second - How To Choose Your Selections

In order to be better prepared than 80% of home owners, build an Ideabook on Houzz.com

This allows for two things:

  1. You'll select what you like and don't like in each photo. You'll be able to add a note or caption so you remember exactly which feature you liked within that photo.
  2. You'll gain clarity on the entire look and functionality, vs. having a bunch of unrelated ideas. As you select photos 12, 13, 14, and 15, you'll start to see themes and you'll be excited to go back and delete some of the first photos you selected because they no longer fit your aesthetic!

Instructions:

Create Your Ideabook

  • Get Ideas>Bathroom>Use filters if desired>Hover over the photo>Click Save>Add notes on the photo>Drop down menu> + Create New>Save!
  • Repeat for all photos as desired.

 Share with us

  • Hover over “Your Houzz” (top right)
  • Your Ideabooks
  • Click the desired Ideabook
  • Finally click “Invite” to search for Teknik and invite us to view it!

Once you're prepared with your Houzz Ideabook, you'll be excited to have fun at your selection meetings to choose plumbing fixtures, tile, and flooring!

Can't wait to see you there!

Master Bathroom Remodel in San Diego – Getting It Right

Top concerns for a 10x15 San Diego kitchen remodel:

  1. What you need to know about your bathroom timeline in the fourth quarter of 2020
  2. What you need to know about materials during the holidays
  3. What you need to know about the total costs of your bathroom remodel

Man, we know about being overwhelmed and not knowing where to start.

But don’t worry. In this article, we'll show you where to start!

Read on for the first three things you MUST KNOW before you begin!

Teknik Testimonial

Your Bathroom Timeline in the Fourth Quarter of 2020

It's been a crazy year but we're remodeling more bathrooms than ever because San Diego homeowners are in need of better spaces to live and work in AND the living space and working space have become synonymous for most of us until further notice.

Let's skip over the part where you do your online research, read three dozen reviews, and choose your contractor. From the time that you've got your team behind you, how long will your bathroom remodel take?

For guest bathrooms, powder rooms, the timeline varies from two to five weeks.

For master bathrooms or any medium to large bathroom that's not the master, the timeline varies from four to nine weeks, typically.

Regardless of the size or complexity of your bathroom, you'll need to allow for several business days or a few weeks, depending on your availability, to select, order, and receive all your materials...which brings us to...

Getting Materials During The Holidays

The availability of many materials has been dramatically impacted by COVID. But the the impact is twofold.

First, manufacturers and suppliers are having a tougher time getting ahold of some raw materials, which means the lack of products in stock is a natural consequence.

Secondly, it feels like every remodeler in San Diego is too busy to send invoices half the time, so what is in supply is also in very high demand.

Your contractor can't control these factors but the one thing YOU can do to take control of the situation is be very decisive and when you find the tile, flooring, or fixtures you like, purchase them with your contractors guidance right away

Total Costs of Your Bathroom Remodel

Are you trying to set aside $10K to $12K  to to remodel your guest or master bathroom? That is not a realistic budget...IF... you want a legitimate contractor who is licensed and bonded, carries appropriate insurance, and runs a safe and professional business. You may be on a DIY budget and there's nothing wrong with that.

In our experience, most but not all bathrooms tend to fall in one of two ranges:

  1. Guest or small bathrooms that need to be gutted and remodeled. These bathrooms tend to cost somewhere in the ballpark of $16,000 to $24,000.
  2. Medium, large, or master bathrooms that need to be gutted and remodeled tend to cost somewhere in the ballpark of $25,000 to $45,000 depending on the selections made by the home owner.

There are outliers of course and the sky is the limit with remodeling, but we'd say approximately 85% of first class A-Z remodels fall within these ballparks.

Top 7 Ways to Save on Your San Diego Bathroom Remodel!

In this article you are going to learn about the top 7 ways to save money on your San Diego bathroom remodel!

  1. Speak with real-life contractors
  2. Maintain the existing layout
  3. Refinish, don't replace
  4. Choose LVP over tile flooring
  5. Replace the tub/shower combo with a shower only
  6. Leave him alone - don't offer to help
  7. Purchase prefab instead of custom materials

Man, we know about being overwhelmed and not knowing where to start.

But don’t worry. In this article, we'll show you where to start!

Read on for the TOP 7 things you can do or not do to save money!

Teknik Testimonial

1. Speak With Real-Life Contractors

There are websites that try to act as brokers for contractors, but they can't. They claim to know what bathrooms cost, but they can't possible know.

One nationally known website lists a "national average" for bathrooms as $6000 to $15,000 which is significantly lower than the San Diego average.

Avoid this confusion and only get ballpark estimates from "contractors" who actually employ laborers.

2. Maintain the Existing Layout

If you move the toilet, that's major plumbing modification.

If you move the shower or bathtub, that's going to require a major plumbing modification.

When you move framing and add or remove a wall, you're looking at additional permitting and labor fees.

If you stick with a cosmetic "gut and replace" then you'll minimized those extras and walk away with a lower contract price.

3. Refinish, Don't replace

If you're really pinching pennies down to the few hundred dollars, then you might consider refacing instead of replacing your single or double sink vanity.

There are several options (at least three) if you decide to refinish your vanity. Call today to ask about these options and to schedule your free consultation!

Honestly though, if you go to homedepot.com right now, you can find single sink vanities starting under $500 and double sink vanities starting at about $1000. If it were our home, we'd get a new one one, but that's just us.

4. Choose LVP Over Tile Flooring

Yes, in construction time is money. Saving on labor is less "visible" than changing the look of your finish materials but it may have a significant impact on the bottom line.

Many home owners' favorite way to save labor has been to choose luxury vinyl plank (LVP) flooring over tile. The benefits:

  1. Warmer to walk on barefoot
  2. Waterproof
  3. Durable
  4. Creates a warmer look than tile
  5. Installation of LVP is usually much less expensive than tile

There you have it! Check out high quality LVP flooring and create a warming contrast with your bright, clean new tiled shower!

6. Replace the Tub/Shower Combo with a Shower Only.

Small freestanding tubs are sometimes used to replace the old, giant built-in tubs that we're ripping out every week nowadays.

But a fair number of families are choosing to forego the tub altogether and enjoy an expanded shower footprint.

Check out our gallery at teknikinc.com/gallery to see our latest tub/shower combo conversions.

7. Leave Them Alone - Don't Offer to Help

An experienced licensed contractor will not need assistance or help from a client or their friends and family.

But more than that, an experienced contractor will have established relationships that actually save you money because they have learned how to work with one another quickly, communicate efficiently, and complete work before you can call your cousin John to see if his bid is lower.

Hire the team you want. Then let them and only them complete your project.

The 2020 Kitchen Remodel Will Be In 2021

Planning & Design
Our design team will eliminate the clutter by clearing your path and guiding you through design options, layout, selections, colors, and interior decorating decisions. But every quality process takes time, and it's normal for a full kitchen design process to take several weeks; usually between four and eight weeks.

Construction documents and permitting
We, the Teknik team and home owner lean on each other to expedite what we can. But the party remaining outside of our control is the city. Whether we are pulling a permit in the City of Carlsbad, City of Encinitas, City of San Diego, or Del Mar, each office has been understaffed due to social distancing restrictions, and back-logged due to increased numbers of remodels.

Permits are currently taking several weeks longer than usual, which will impact your projects' start date.

Construction
The saving grace! When you've gone through our process fully, you'll be prepared for every aspect of your remodel from demolition to finishes and the punch list! If permitting was the bad news, then construction is the good news because 75% of Teknik projects are completed on time or early. Multiple times per week, you will receive real-time updates on your smart phone. These updated will include daily logs, progress photos, comments, requests for information (RFI's), and answers to all your questions.

Proper Use of the Design-Build Firm

Setting the stage:

The abbreviated name for our industry is A/E/C which stands for Architecture, Engineering and construction. You may also hear people refer to it as the construction industry or remodeling industry.

That being said, all good people in the A/E/C industry are seeking to increase their reach, serve more clients, and build their businesses. Nothing wrong with that.

As the home owner, you are seeking, presumably, to achieve a few things.

  1. First, you want the job done correctly the first time and you want excellent craftsmanship in every trade.
  2. Secondly, you'd like help finding the finishes that YOU want based on YOUR taste and budget. You want to avoid the extremes of putting lipstick on a pig, or gold-plating your kitchen, bathroom, etc.
  3. Thirdly, you want a firm who is forthright and respectful of your target budget, helping you to stay as close to it as possible, without compromising the integrity of your design. No surprise change orders, no "Sorry that wasn't included in the contract."

So, back to the A/E/C industry! Here are just some of the firms you can find on Houzz.com or HomeAdvisor.com who will be vying for your business:

  • A design firm--these companies may include any combination of architects, engineers, drafters, hand rendering or 3D designers, interior designers, or interior decorators. They have wonderful ideas, but they've rarely estimated or built so much as a dog house, so beware of the risk. "Oops, this is a $150K kitchen but our budget is $85K. Let's start over...but we just paid you $8K for designs."
  • Estimators--these companies may include a hodge-podge of folks with varying levels of experience. They want the plans produced by the design firm above, and they'll try to estimate your plans for a small fee so that when you put it out for bids, you have a baseline.
  • An installer--these guys hold a general contractor's license but they are stripped down to laborers and managers only. Not full service, lots of change orders.
  • Project Management firm--these guys hire a general contractor who will manage your project and they charge you an extra fee to manage the general...redundancy is a waste of your budget.
  • A "paper" design-build firm--these guys do your design, estimating, administration and project management, but hire out 100% of the work to subcontractors. You've got little control over each subcontractor's work quality, time management and you're spending extra money to have a tribe of business owners all running their own show and charging their own markup.

Hands down, the best of the A/E/C industry is wrapped up in a classy design-build firm. They are a one-stop-shop but here's the key; they are incentivized to be competitive and not add additional services just for fluff. You can always take your business somewhere else, right?! They've got their own employees who will be the ones who keep your jobsite safe and clean on a daily basis.

Three Things To Never Do To Your San Diego Contractor

There are a long list of missteps you want to make sure your contractor avoids. Here are a few things you should avoid when working with your professional.

  1. Never ask them to give you a free bid
  2. Never ask them to use your cousin the electrician
  3. Never tell them you are going to select the lowest bid

We know it's easy to loose perspective and forget about his perspective, but in this article we are going to help you to help him...help you.

Read on for the three things you might say instead!

Teknik Testimonial

Never Ask Them To Give You A Free Bid

Shouldn't all bids be free? Well, let's define some terms:

  1. Ballpark price range. Don't confuse a ballpark price range with a legitimate bid or estimate. Many contractors will discuss, but not commit to, a general ballpark price range during the first site visit. This is merely to assess compatibility of each party, and to make sure that it makes sense to move forward together.
  2. Bid. This term is widely used, misunderstood, and confused with other terms. The world of commercial and multi-family construction usually build a set of plans, a.k.a. construction documents and then "put it out to bid" so that multiple builders can provide their prices. But this term has unfortunately crept into custom residential remodeling and it has no home here.
  3. Estimate. More specifically, a detailed line-item estimate. This is the complete description of your project in long sentence format that will include descriptions of labor, materials, product specs, and the price. A true detailed line-item estimate is the product of dozens of hours of collaboration, and multiple revisions. This process is going to be one of two things: it's going to be sold to you as "free" or it's going to be legitimate. It will not be both.

So, never ask a design-build firm to give you a free bid. The intension is legitimate, but the request is fallacious on it's face.

Never Ask Them To Use Your Cousin The Electrician

The company you hire will be putting their license on the line, so it makes sense for them be protective of it. Unless your cousin is a licensed electrician and willing to sign a subcontractor agreement, it's not likely they will use them.

As a side note, they will have established relationships with their own subcontractors, should they need one for your job.

They are also trying to complete your job with supreme efficiency and coordinating with new people impairs efficiency. Impaired efficiency leads to more labor costs, which will drive the price up. Trying to save money this way would be a wash at best. Stick with your general contractor and their team.

Never Tell Them You Are Going To Choose The Lowest Bid

If you're attempting a fix n' flip, then we're not a good fit for you.

If you love your house and you are looking to stay, then it makes sense to prioritize quality and relationship first...you can value engineer with the firm that you know delivers quality with a solid relationship.

If you prioritize price above all else, then you'll attract the wrong type of firm, much like a cheap date, and your needs wont be ultimately considered.

If you prioritize price above all else, then you'll also scare away quality contractors because they wont want to invest valuable collaboration, knowing that you're going to automatically select the lowest bidder rather than doing your due diligence to find the best fit.

10×10 Kitchen Remodel with Peninsula to Island Conversion

Your kitchen and living area are the heart of your home but many San Diego home owners are working remotely which means that 80% of their day is spent in the kitchen!

Check out this article to read about how home owners are making their kitchens more work compatible.

  1. Peninsula converted to an island
  2. Total remodel or partial
  3. Open up the layout

Man, we know about how this year has gone and we totally understand that you're needing to maximize your home for the holidays and 2021.

But don’t worry. In this article, we'll show you where to start!

Read on for the first three things you MUST CONSIDER before you begin!

Teknik Testimonial

Peninsula Converted to an Island

The thing is, a peninsula used to be a good idea.

Home owners find that it usually restricts traffic whereas an island allows for better flow and movement...especially if there are two or more people who need to be in the kitchen at once.

If you'd like a cleaner look, more efficient storage, and more total storage (yes, there is a difference), then go ahead and ask your contractor today about ripping out your peninsula and  building you and island.

If you'd like depth and complementary colors in your kitchen, going with an island that's a different color! Since your paint, flooring, and counter tops are all uniform, you'll have a simple, classy look that is timeless, bright, and beautiful.

Total Remodel or Partial?

It would be a partial remodel if you wanted to replace paint, flooring, counter tops and appliances. But in this case, you'd keep your plumbing, electrical, lighting, cabinets, etc.

The only problem is that replacing appliances means new appliance sizes. New appliance sizes mean new cabinets, new cabinets means that your island or peninsula will be replaced, which means that your flooring will be replaced. And this all means that you've gone from a partial remodel to a total remodel.

So consider if you'd like to buy new appliances or keep your existing ones. This will make all the difference.

Open Up the Layout

The new thing in 2020 is having enough space. Imagine that.

When you have to work from home, it's easy to allow your work life to taint your experience of your home. You work on the couch, in the kitchen, on the patio, perhaps in your bedroom.

Please don't allow your whole house to be ruined by working from home! You may just need to remodel the space to create a more compatible work area. A few ideas are:

  1. Remove a divider wall
  2. Remove an L-shaped wall
  3. Replace doors and windows for better light or ventilation
  4. Remove all different types of flooring and replace with continuous flooring

With the total square feet available in your home, or on the main floor, you can have a way better experience of your home with an updated layout.

Make sure you hire a design-build firm that has an architect or engineer on their team already so that you have a one-stop-shop experience and don't have to farm out your own job to a disjointed series of subs.

Master Bathroom and Guest Bathroom Modernized in San Diego

So you're in the Gaslamp, Little Italy, Bankers Hill, Balboa, or Hillcrest. You're in a condo and you love your spot but you've been putting off your remodel because it makes you nervous to start a big project in a small home.

What about the noise levels? What about the soundproofing? Will the contractors office team work really well with your HOA? Yes, we totally get it. And these are all valid questions. But an objection doesn't need to be the reason that you let your home fall apart around you.

Master Bathroom Remodel - Little Italy

This master bathroom was complete with builder grade materials, yellowing vinyl flooring, and a skull rug.

Ouch.

The client wanted a new more modern bathroom with a slick clean look, masculine lines, and a classy touch.

After several site visits and design consults, we settled on a look and budget, and got to work. We built a detailed, line-item estimate that included over 23 labor and material line items and over 55 lines of custom description.

If you confuse, you'll loose. Clarity is the key to moving smoothly into demolition and completion of the project. That's why we'll help you select all of the following for your master bathroom before you get started:

  • Shower tile
  • Floor tile or flooring
  • Waterproofing method
  • Lighting fixtures
  • Plumbing fixtures
  • Vanity/vanity top, sink
  • Mirror and special finishes

Looking for a first class experience when remodeling your bathroom? Make sure you've answered the majority of questions before you get started.

Guest Bathroom Remodel - Little Italy

This guest bathroom was small, poorly lit, dusty, and rarely used. It had become a collection of clutter and a pseudo storage room.

Do you have a bathroom that has become a catch-all area for items that should be thrown away or donated? Is it not really functioning like a bathroom should? Is it inviting or does the whole family avoid it because it's borderline gross?

After the transformation, you'll be surprised at how much bigger your room feels. You'll be happy with how well lit it is! You'll be wowed by the new shower tile and the clean, inviting look that integrates with the rest of the house.

You deserve to have the bathrooms that will meet your families needs and allow you to live in harmony instead of chaos. You house has that bathroom for a reason, so let's get you back on track. Let's get you a new guest bathroom!

Besides, we all know that you have a hundred friends who would love to visit you in San Diego any time and it would be a shame to let your lack of a great guest bathroom stop you from having them!

Master Bathroom & Guest Bathroom Review - Little Italy

Positive: Professionalism, Punctuality, Quality, Responsiveness

"For anyone like myself who really takes the time to interview/select a vendor for something, you need to call Teknik to include in your process. Kevin is a fantastic partner, and everyone in his company are complete professionals who are masters of their trade.
I had a total remodel in my downtown condo, and could not be happier with the experience and results. This included 2 bathrooms, Kitchen/Dining/Entertainment center (all custom across the board.)
My biggest concern going into this was hiring a contractor who would need to be managed.  Kevin & Ruth are extremely detail oriented and were 2 steps ahead of me the entire time.  The amount of detailed attention Kevin had for my project was a tremendous relief, and the entire experience was actually enjoyable. Keep in mind, this was even during Covid 19 limitations and I still feel this way!!  I will never hire a different contractor in San Diego, and highly suggest you explore this company to see if you feel the same after.  10/10 win." - J.J.
