Well, not to worry! In this article, we'll share an honest and thorough take on kitchen remodels, so you can know what to keep in mind along the way!

Read on to prepare for your San Diego kitchen remodel fully grounded in reality!

Your 2022 Kitchen Remodel Planning & Design

Our design team will eliminate the clutter by clearing your path and guiding you through design options, layout, selections, colors, and interior decorating decisions.

Every quality process takes time, and it's normal for a full kitchen design process to take several weeks; usually between four and eight weeks. So, buckle in and enjoy the ride!

The Teknik team and home owner lean on each other to expedite what we can. But the party remaining outside of our control is the city's permitting department.

Whether we are pulling a permit in the City of Carlsbad, City of Encinitas, City of San Diego, or Del Mar, each office has been understaffed due to social distancing restrictions, and back-logged due to increased numbers of remodels.

Permits are currently taking several weeks longer than usual,  so remember that this will impact your projects' start date.

How long does permitting take in San Diego? It varies from city to city (Del Mar being the longest), but over the counter permits can be obtained in as little as two to three weeks. Most combination permits (which is what most kitchens require) are taking three to five months.

Your Kitchen Remodel Construction Timeline

The saving grace! When you've gone through our process fully, you'll be prepared for every aspect of your remodel from demolition to finishes and the punch list!

If permitting was the bad news, then construction is the good news because 75% of Teknik projects are completed on time or early. Most kitchen renovations take eight to sixteen weeks, so you'll hear "a few weeks" or "a few months" from most contractors you ask.

Multiple times per week, you will receive real-time updates on your smart phone. These updated will include daily logs, progress photos, comments, requests for information (RFI's), and answers to all your questions. Receiving customizable updates is a part of why our home owners love the Perfect Remodel Process.

Are you looking for a firm who can provide thorough documentation of your project, especially when you're not home? Ask about our client-facing project profile software today, so you can see what yours would look like!

Choosing the Right Kitchen Company - A Design-Build Firm

You have options in today's marketplace so you can interview and choose any of the following:

  1. A material installer general contractor; "You find and order your stuff and I'll have my guys install it for you, so I'm less money".

  2. A design & project management firm with a general contractors license: "We do it all for you, A to Z, but we take a large markup and subcontract 100% of our work to other smaller companies.". Look for this in large multi-generational firms.

  3. A licensed general contractor with a design-build model and a firm process: "Here is what the design process, permitting process and construction process all look like in terms of time and cost. Here is how we can make these dreams on your list come true with the budget you provided, so when would you like to get started?"

The best remodeling contractors available in our industry are marked by responsiveness, competency and transparency.

Equally important as finding the right fit is to acknowledge that the other two options are great business models for some.

Our experience tells us that the third type of company (firms like Teknik) provide the best experience to the homeowner, so we recommend sticking close to the design-build model.

Next, you'll need to start gathering companies to interview. For this process, we recommend creating an account on houzz.com, referenced below.

What Are the Kitchen Remodel Tips & Tricks We Recommend?

There are three things we recommend for our kitchen remodeling families, so check these out!

  1. Again, go to Houzz.com to create an account. Next create an Ideabook. Then, fill that Ideabook with looks, materials, and layouts that you and your partner can agree on. Finally, this vital design preparation will serve you well and make next steps much easier! Preparation equals separation.

  2. Go to Angi.com to find reliable reviews left for contractors over time. These reviews along with those found on Google & Yelp tend to be the most reliable. Additionally, if you're looking for a hyper-local app to use, check out Nextdoor.com to see what your neighbors thing or who they've hired recently.

  3. Finally, visit build.com and build.com/appliances to jump start your selections and get an idea of ETAs. If you tentatively select your kitchen appliances and plumbing fixtures, you'll be better prepared to have a conversation about your budget and investment goals. Next, you can print to PDF and share with your contractor or design-build team, or share it with us!

1. Open Up The Layout

The new world in 2022 is one where we work and educate remotely. We can connect and celebrate remotely. Life can be a constant struggle if our space doesn't accommodate our needs to work, play, rest, and remain organized.

When you're remodeling your kitchen, its important to consider a lot more than looks.

  • First, who cooks the most often, and for how many?
  • Then, who works or studies in the kitchen or would like to if the seating/island was accommodating?
  • Finally, how do you want the kitchen to flow into surrounding rooms and the outside?

Answers to these questions will set the ideal standard for your new space. Now you are ready for feasibility and asking the structural engineering questions:

  1. First, can it be done?
  2. Second, if so, what would it take?
  3. Thirdly, do you need to hide a beam, would you like to consider steel framing instead of wood?
  4. Finally, does that strategy fit with the big picture?

An open layout is a gamechanger for how the family gathers and how company flows throughout your space. You will love how much larger your space feels if you take the leap and remove a wall or two.

3. Prepare For The Execution

After you've completed design and preparation, it's time to get dusty!

Next is demolition; demo will be quick, messy and loud. Even with HEPA vacuums and top of the line equipment, including air scrubbers, etc., the process of demolition is always messy.

Additionally, it is wise to plan for 15% adjustment of the project calendar plus additional time for every change order or request for additional work.

The project timeline can get emotional at about 60% completion. Remember that if you're feeling uneasy or antsy, your superintendent can address every question and concern you have as long as you share it with him.

You'll be done in no time at all and ready to party!

In conclusion, fire up the barbecue, invite the neighbors! Time to celebrate your new kitchen and make some jealous neighbors!

10×10 Kitchen Remodel with Peninsula to Island Conversion

Your kitchen and living area are the heart of your home but many San Diego home owners are working remotely which means that 80% of their day is spent in the kitchen!

Check out this article to read about how home owners are making their kitchens more work compatible.

  1. Peninsula converted to an island
  2. Total remodel or partial
  3. Open up the layout

Man, we know about how this year has gone and we totally understand that you're needing to maximize your home for the holidays and 2021.

But don’t worry. In this article, we'll show you where to start!

Read on for the first three things you MUST CONSIDER before you begin!

Teknik Testimonial

Peninsula Converted to an Island

The thing is, a peninsula used to be a good idea.

Home owners find that it usually restricts traffic whereas an island allows for better flow and movement...especially if there are two or more people who need to be in the kitchen at once.

If you'd like a cleaner look, more efficient storage, and more total storage (yes, there is a difference), then go ahead and ask your contractor today about ripping out your peninsula and  building you and island.

If you'd like depth and complementary colors in your kitchen, going with an island that's a different color! Since your paint, flooring, and counter tops are all uniform, you'll have a simple, classy look that is timeless, bright, and beautiful.

Total Remodel or Partial?

It would be a partial remodel if you wanted to replace paint, flooring, counter tops and appliances. But in this case, you'd keep your plumbing, electrical, lighting, cabinets, etc.

The only problem is that replacing appliances means new appliance sizes. New appliance sizes mean new cabinets, new cabinets means that your island or peninsula will be replaced, which means that your flooring will be replaced. And this all means that you've gone from a partial remodel to a total remodel.

So consider if you'd like to buy new appliances or keep your existing ones. This will make all the difference.

Open Up the Layout

The new thing in 2020 is having enough space. Imagine that.

When you have to work from home, it's easy to allow your work life to taint your experience of your home. You work on the couch, in the kitchen, on the patio, perhaps in your bedroom.

Please don't allow your whole house to be ruined by working from home! You may just need to remodel the space to create a more compatible work area. A few ideas are:

  1. Remove a divider wall
  2. Remove an L-shaped wall
  3. Replace doors and windows for better light or ventilation
  4. Remove all different types of flooring and replace with continuous flooring

With the total square feet available in your home, or on the main floor, you can have a way better experience of your home with an updated layout.

Make sure you hire a design-build firm that has an architect or engineer on their team already so that you have a one-stop-shop experience and don't have to farm out your own job to a disjointed series of subs.

Best Contractor for an L-Shaped Kitchen

L-Shaped Kitchen Fairy Tale...or Not?

Pierre and Laura are newlyweds. They have been in their new home for about 8 months and they feel it's time to remodel their kitchen since they have settled into the current layout and feel they know what they would like to change.

Pierre grew up around his dad's construction company and helped on many projects, so he's confident that he can navigate vetting and hiring each tradesman, and plans to navigate completing the project on his own. Laura has always loved the idea of DIY projects and taking a room from drab to fab!

They agree that they will save SO MUCH MONEY if they complete it themselves, completing the painting and trim themselves, and hiring subcontractors where necessary. Plus, it will be fun--their first home improvement project as a couple! So they build their Ideabook on Houzz.com and get started, removing cabinets, drywall, and travertine flooring.

If there had been no complications, they may have fared well. But they ran into snags and setbacks, because their home was located on Earth. Let's see what happened.

  • Money wasted. They spent their upfront investment of $6000 obtaining plans and permits, using friends who could give them a good deal, but hadn't considered that they had a "dream design" with no concept of what it would cost to build it. Oops!
  • Time wasted. They spent 2 to 3 nights per week plus lunch breaks, for 4 weeks to talk to several trades, attempting to get the best deal by comparing 3 to 4 companies within each trade.
  • Time wasted. They attempted to coordinate individual tradesman including a cabinet guy, a plumber, electrician, flooring guy, drywall guys. They skipped the painters, and finish carpenter because they figured it would be too expensive. The steep learning curve created more wasted time.
  • No advocacy. 8 months later, they have a hardly-functional kitchen, the cabinets had been built incorrectly, so they are on round two of cabinets, and they have no one to advocate for them.
  • Blame shifting. The subs are blaming each other for mistakes and refusing to return to the job site to finish their work.
  • Increased stress and weight-gain. But seriously. They are still grabbing In-N-Out four days per week because they can't cook at home.

Avoid wasting time, wasting money, and having a never-ending-project. These are the reasons that we advocate for you to hire an expert. Your time and peace of mind are INVALUABLE. Therefore, it's worth it to invest in efficiency.

Rest assured. We can help you write the ideal remodel story. You're in the right place!

In this article, We'll provide five tips to help you make a great decision about your l-shaped kitchen.

#1 Faux Pas to Avoid in an L-Shaped Kitchen

The survey approach to your kitchen design. It is the most natural thing in the world is to start asking friends and family their opinions. But unless you're speaking with a professional who designs AND builds kitchens and kitchen cabinets full-time, they wont have the expertise or design savvy to maximize your layout or aesthetic.

Opt for the kitchen pro. See a great list of the top contractors and design-build firm in San Diego County here: https://www.generalcontractors.org/the-best-apartment-and-condo-interior-contractors-in-san-diego-california/

#2 Clarity is Key: Know Who You're Talking To

General Contractor (GC)
A General Contractor has a "B license" (verify a license here: https://bit.ly/2v6Pvoo) that enables them to operate as a construction company in the state of California. General contractors as a group, can work in commercial, residential, multi-family, and many other sectors. These companies are not necessarily qualified as remodeling specialists.

Architect or Designer
Remember that architects and engineers design from the top down. Once safety is addressed, design elements can be added because they are SO COOL, but zero people at a designer's or architect's office know how to estimate building costs, because they have never built what they've designed. On the face, it seems logical to get your design done, get your permit, and now you're ready to send it out to bid...you'll compare apples with apples and choose the best guy for the job. But now if the price is NOT right, you're stuck with your plans, the associated permit, and you're out the $6,000 to $15,000 that it cost you to get here. You got the cart before the horse.

Design-Build Firm who is licensed as a General Contractor (GC)
"Design-build" is where the magic happens. It's a very simple model. We collaborate, design, and make selections with you, checking in on the cost along the way. We agree on an approximate scope, and approximate budget, then we keep you in the drivers seat. We give you all the authority over your project and we let you know if a design element you're asking to add will push you over budget or not.

#3 Design Mistake to avoid in an L-Shaped Kitchen

Consider that most l-shaped kitchens have room for 2 to 6 people to fit comfortably. In order to keep the space feeling as large and roomy as possible, avoid dark brown or black when selecting cabinets and other finishes. The bold design trend that is "in" now is to install black cabinets, and gold fixtures. This looks great now and has a sexy batman appeal, but it's far from timeless and will soon look dated and cheap. Watch out for fads that are VERY 2020 but will have a short shelf life. Unless you plan to update every 5 to 10 years for the fun of it, select classic finishes, i.e. white shaker style cabinet doors.

https://www.decorpad.com/photo.htm?photoId=125132

#4 Reface or Replace? Let's Talk Cabinets!

If you are on a tight budget, you can always replace your cabinet doors with a more modern or classic cabinet style. See a popular 2020 cabinet style here: https://www.houzz.com/photos/query/white-shaker-cabinets/nqrwns

If you repaint your cabinet boxes, and replace the doors and hardware, you'll have a wonderfully refreshed look without the timeline or price point required to build new ones.

In truth, if you are wondering about replacing the cabinets with stock cabinets from a big box store vs. refacing your existing cabinets, our design team will usually recommend to reface.

If your budget allows for a full redesign and new custom cabinet layout, they will not only LOOK better, but be much more space efficient, and internally functional. Options from most ideal to least are:

  • Build new custom cabinets
  • Reface with new quality doors and hardware
  • Replace with big box store cabinets

#5 L-Shaped Kitchen with an Island Layout

This photo is a great example of an open, well lit L-shaped kitchen with an island. It features quartz (man made) countertops, custom cabinets with white shaker-style cabinet doors, waterproof wood-style laminate flooring, and updated lighting. The sink, fridge, and cook top are in a triangle arrangement to maintain smooth workflow throughout the space. The large three-pane window with two sliders and one fixed pane allows for natural light to brighten the space.

Large l shaped kitchen with island.

Conclusion

There you have it, folks! A little bit of common sense--choose classic over trendy. A little bit of industry specific insight--not all design and construction firms a right for custom residential remodeling. A little budget help with three unique cabinet options. And finally, a great example of a classy timeless L-shaped kitchen. You can get the remodel you want and deserve. It's just plane wrong that home owners feel traumatized by their remodeling experiences. Keep reading to find out why San Diego Families have been returning to Teknik Design & Remodeling for their second and third project.

Teknik Testimonial

Initial Challenges with a U-Shaped Kitchen

The most common frustrations with u-shaped kitchens and the problems that cause them:

  • having two corners - several cubic feet of storage space is often lost each corner due to poor quality builder-grade cabinets
  • poorly designed or absence of cabinet organization and inserts
  • in a small or medium sized u-shaped kitchen there is already limited counter space and when it is interrupted by the placement of the cook top, refrigerator, and sink, it causes even smaller prep areas that make it difficult to food prep

Small u-shaped kitchen. Note: two corners.

Storage Solutions for Upper Cabinets

Replace your existing cabinets with deeper cabinets to maximize storage, for large dishes such as Pottery Barn serving dishes, etc.

  • Remove center divider so your cabinet box is no longer cut in half.
  • Remove over-sized face frame—usually 2 ½” around the perimeter.
  • Adjust the height of each shelf within the cabinet box, or if cabinets do not go to ceiling, add additional upper cabinets for less frequently used and seasonal items.

Making these three simple changes to your upper cabinets can increase storage capacity by 15%-30%!

Storage Solutions for Lower Cabinets

U-shaped kitchens are often small kitchens. Since you are stuck with two poorly organized corner cabinets, they end up feeling like a crawl space, requiring you to crawl in in order to get to your pots and pans.

  • Remove over-sized face frame— usually 2 ½” around the perimeter.
  • Remove center divider so your cabinet box is no longer cut in half
  • Replace the builder grade side hardware with new Euro slides which are installed underneath the drawer, so you can gain another inch of width per box.
  • Convert your bottom doors into drawers for easier access and less strain on your hips and back.
  • Customize drawers, pegs, dividers, full 110% extension of hardware.
  • Install lazy susan, pull outs, dividers, & inserts.
  • Bonus: These changes help you eliminate wash basins full of lids and miscellaneous items!

These items can improve cabinets storage by 15% to 30% per box!

**Note: The favorite solutions among our clients over the past ten years is replacing cabinets doors with full-extension deep drawers.

Countertops

Since spacing between appliances can be very limited, making it more difficult to prepare food, you are probably asking, so how can I get more counter space?

We want to keep the appliance triangle in mind whenever we consider moving an appliances. When using the stove, you must be close to the sink and fridge; when you are using the cooktop, you must be close to the fridge, and sink, etc.  If you are remodeling within a fixed space, it makes sense for the cook who will be doing most of the prep to choose the locations of their appliances based on the rhythms of how they use the space most often.

  • A cook with a whole foods, plant-based diet will likely want more prep area where they store, legumes, gourds, grains, etc. This is often close to the cutting boards or sink area where they wash and prepare most of their food.
  • A cook that enjoys a lot of grilling, barbeque, etc. may want their prep area close to the refrigerator so they can quickly reach for those perishable favorites that need to be kept cool.
  • Many (but not all) u-shaped kitchens have a long wall on one side of the "U" and a short wall on the other side. By extending the short wall another several feet, you will lengthen the cabinet wall for additional upper and lower cabinets, and extend the countertop.
