Choosing The Best San Diego Contractor for Your 1980’s Kitchen Remodel

If we were having a cup of coffee or a beer, we would shoot straight. We know you appreciate that. If you are considering a remodel for your 1980's kitchen, look no further for answers to these burning questions:

  • How do I know who the good contractors are and who I should avoid?
  • How many bids should I get?
  • What if I have my design and just need to find a builder to complete my kitchen?
  • I'm in a hurry, how fast can we get this project completed?

Boy, do we know how it feels to work in a 25 or 35 year old kitchen and wonder if any remodeler can deliver on the design you want.

But don’t worry. You’re in the perfect place!

In this article, you can scan for answers to your questions, so you can get on with your day and call us for a consultation when it's convenient for you.

What is A "Paper" General Contractor?

As you look at remodeling your 1980's kitchen, be aware that many contractors in San Diego are formally a general contractor, but it's on paper only.

In function, they are a project management firm only, and subcontract 100% of the work out to other firms.

This can have a devastating impact on your budget because your money wont go as far.

It is common for subcontractors to hire their own subcontractors which means you end up with many layers of unnecessary markup and a smaller scope than you wanted.

"I Have Spoken to Five Contractors"

Talking to many contractors only guarantees that you'll talk to many contractors.

The best approach to finding the San Diego Kitchen remodeling company that is right for you, is to prepare a clear framework of assessing compatibility.

With clear assessment standards in mind, you will be empowered to ask the right questions, and speak to each company, while wasting less time than your neighbors.

Remember the three priorities of every 1980's kitchen remodel: Speed, quality, and price. If you want it to be quick and low cost, quality will be affected. If you want quality and speed, price will be affected.

Call NOW to find out the FOURTH priority of every 1980's kitchen remodel!

"I Have My Plans Permitted and I'm Ready to Get Bids"

Unfortunately, the San Diego marketplace has remained frustrated with firms who provide permitted plan sets. Your plan set is also known as your construction documents (CD's).

The reason for this frustration can be easily understood by the adage "They got the cart before the horse".

Even though updating a 1980's kitchen seems straightforward, the cost of construction is not fully understood by the parties at these design firms. Neither the architect, engineer, drafter, interior designer, nor the permit runner have typically completed a remodel.

Your plan set has been permitted because your municipality has confirmed that it meets code and zoning requirements.

Yet, the biggest question of plausibility lies with affordability.  It would be wise to provide a design-build firm with your target budget up front, and get input on the price range before getting locked into a design.

"I Am Moving-in In Two Months, So I Need It Done By Then...

We love a fast-moving kitchen remodel. But if you're moving in two months or even four months, you should prepare to move in before your remodel is complete.

My goodness, my kitchen isn't that big! Do kitchen remodels take more than three or four months? Not necessarily. But...

Here are a few steps that will add time to the front end of your project timeline:

  1. initial site visits
  2. selecting your contractor
  3. design & budget parameters
  4. collaboration & selections

Since you will be occupying the home during the remodel, ensure you've found a firm that takes extra care to:

  1. be clean
  2. be clean cut
  3. protect your flooring
  4. mask off the construction area
  5. build containment area when necessary

Kitchen and Living Room Remodel with A Large Island

If you're looking for a multi-room remodel like a kitchen & living room remodel, you're likely asking a few of these questions:

  • can I get an estimate that is broken into phases, so I can see the living room phase and kitchen phase separately?
  • if I like my flooring, can we salvage it?
  • is there a ballpark cost, or does it vary greatly from project to project?
  • what are the best window options so we can maximize natural light?

We know how overwhelming it can feel to start doing research and hope that you're not missing anything major. But don’t worry. You’re in the perfect place!

In this article, we will answer some of the most important questions so you can make a great decision for your kitchen and living room.

Preparation and Timeline - Phase One

Find your design-build contractor - this can be fast or slow, but usually happens in two to three weeks:

  • Doing your due diligence online on HomeAdvisor.com, Houzz.com, Google reviews, Yelp.com and their company website
  • Interviewing them over the phone to investigate their processes and communication style
  • Having site visits to develop trust and rapport and to see who will be the best fit for you

Insiders Hint: It has been said that "People don't leave companies, they leave managers". The implication is that if the primary relationship becomes sour, the rest doesn't matter.

This principle also applies to design-build firms. On the face, it seams reasonable to choose companies based on price and timeline. But no lawsuit has ever been filed because of a fair and necessary change order (change of price), or because of a reasonable timeline increase. Often, the home owner has contributed to their own negative experience by failing to do their due diligence up front, so they end up paying for it twice over.

Please, we beg you...advocate for your own success by assessing and prioritizing:

  • how the firm functions
  • how and if they communicate their process to you with transparency
  • how they follow through on details

If they are demonstrating excellence in these three areas, you WILL be able to read it in their reviews.

Preparation and Timeline - Phase Two

Collaborate on your design and product selections:

  • Call NOW to hear about our Teknik True Quote process and how we will customize it to fit your project!

Really?...Majority of Decision Energy Spent on Cabinets?

We are often asked "How long does it take before you can start?", "How quickly can we get through the design and selections process so we can get started?"

Designing your new cabinets involves dozens of decisions; sometimes they account for 50% of the decisions you will make throughout your entire project. Holy complicated cabinets, Batman! Here is a small sampling of features you can consider:

  • Deep full extension heavy duty drawers including dove-tail joints
  • Full extension rollout trays
  • Pull out storage units on side of island
  • Pullout spice rack by stove
  • Double pullout trash cabinet
  • Island with cabinets on all 4 sides with matching panels on all non functioning sides for full furniture look and 4 large size solid wood legs
  • Rollouts and tray divider storage on tall pantry cabinet by refrigerator
  • Double stack uppers with glass doors
  • Wine rack
  • Custom drawer inserts such as dividers and pegs
  • Crown molding
  • Solid wood carved corbel details

The goal is to find a contractor who is able to be your coach and a good coach will do two things: they will guide you to keep you on track with your expressed goals. And they will pace you, i.e. run along side you as you make each decision.

When you do business with the right firm, they will always be one step ahead of you so you wont be waiting on them for input and feedback. Your timeline will be unique, but the right partnership will keep you moving forward.

Everyone's Favorite Feature - Your Island

If the kitchen is the most important room in the house, the island is arguably the most important feature in your kitchen. It is, after all, literally the centerpiece

One of the most beautifying options that families fall in love with is door panels on the sides of the island that don't open, for a uniform furniture look. See below for pictures of our recent Carlsbad kitchen island.

Consider if you will use your island primarily for cooking, entertaining, or something else. Perhaps the kids will study there? Families who use their island primarily for food prep often want their primary sink in the island to reduce dripping every time they transfer from island to counter or vice versa.

In contrast are families who often entertain guests. They like to place a smattering of yummy dishes across the island to facilitate the natural gathering around of conversation, wine and sharing bites. The sink would both interrupt the flow and attract dirty dishes and hand-washing. Clutter and contamination? No, thanks. These families keep the sink in a separate area.

FAQ: Can we have a movable island? No; the building code requires electrical outlets be wired into the island, so it must be fixed.

Continuous Flooring or...?

Opening up the room is a common motivation of families who choose to install continuous flooring throughout their remodeled space, or the whole first floor. It adds a quality of flow to the rooms and contributes to people moving freely throughout the space.

Saving flooring comes up periodically as a potential option to save money. If you are replacing your cabinets and island, this is a poor strategy. The increased labor cost you will incur to have the crew gingerly and slowly demolish everything around your flooring without destroying the floor itself, will more than cancel out the savings. If the budget is a priority, replacing the flooring is actually more cost effective.

Option for Indoor-Outdoor Living

If your backyard is wholly absent or if your backyard is a beach cliff, ignore this paragraph. If however, your backyard has a lawn, patio, pool, barbecue, or trellis, you must consider indoor-outdoor living. Sunshine is why we live in San Diego, California!

It is often possible to open up a wall that currently exists with two or three windows, and convert it to a multi-panel glass door that opens up to an outdoor dining area. This is such a beautiful change to make. When the door is open, guests feel drawn through the kitchen and directly into your outdoor living area! Check out these before and after pictures to see what we mean!

Before: Entire kitchen and living room closed off to the back yard and fireplace.

After: Removed pigme palms, installed LaCantina door, and built custom trellis.

Before: Too dark, soffit makes kitchen feel smaller, wall with three windows, closed off, poor natural light.

I Want to Remodel My Bathroom | 7 Hacks for San Diego Home Owners

So you love your home. It has treated you well and you're happy to stay for the foreseeable future.

BUT those bathrooms get so much use and you've been feeling like you should remodel them eventually. You are here because you're feeling that the time is approaching and you want to learn all that you can!

If you are like many San Diego home owners, your bathrooms need an update--nothing too extravagant but you want quality materials and finishes so that the design and function both last for many years to come. Here are some common bathroom questions we hear:

  • how long does does it take to remodel a bathroom?
  • how much does it cost to remodel a bathroom? A guest bathroom? A master bathroom? A Jack and Jill bathroom?
  • how can I influence the cost of my project?
  • how can I accurately assess which contractor I should work with?
  • how do I know if I'm getting quality products installed in my home?

Yikes. So many questions and so little time. We can relate! In this article, we will address the top seven big picture issues surrounding San Diego bathroom remodels so you can feel clear and organized as you decide how to proceed.

#1 Using Home Advisor Resources

HomeAdvisor.com is a wonderful resource for San Diego home owners. Their catch phrase is "Don't Overpay, Compare Pros!" This has lead some readers to believe that they will be able to see how much their project may cost, right there on their screen, before they have to interact with any contractors. Nope!

The method that homeadvisor.com uses so you can compare pros is to have you fill out their form by answering basic questions about the work you'd like done so they can share your information with four different contractors.

Each of the four then has the opportunity to reach out to you, and you can work with each to go through their estimating process. For helpful info on the estimating process and how to save yourself some heartache, see tip #3 and tip #4.

#2 Using Houzz.com Ideabooks for your Bathroom Materials

Here at Teknik, we love having our clients save time during the design and construction process by gaining clarity using the Houzz.com Ideabook feature.

  1. Create a Houzz.com account.
  2. Hover over the "My Account" button on the top-right of your screen
  3. Click on My Ideabooks
  4. Create a new one and choose a name

Finally, use the search bar to find photos that you love! You may find your tile, plumbing, flooring, and light fixtures. Ensure that you make notes under each photo to specify which features you've noticed in each photo. When you select your contractor, you can share it with them on houzz.com and eliminate 4000 to 8000 words from your discussion process 🙂 Preserve your energy. What a WIN!

#3 Preparation | What to do Before You Schedule Anyone

The site visit is no substitution for doing your due diligence online. By the time you schedule your site visit you have already verified that each contractor:

  1. Is licensed, bonded, and ensured. Verify here https://www.cslb.ca.gov/OnlineServices/CheckLicenseII/CheckLicense.aspx
  2. Is in good standing with the Better Business Bureau. Verify here http://bbb.com/
  3. Is currently engaged in other projects in the community. Verify on their website or social media platforms including Facebook, Instagram, Twitter, LinkedIn, Yelp, and Houzz. Remember, most contractors are pretty small businesses, so it's okay if there aren't lots of recent updates. You just want to make sure they have been active!
  4. Is receiving a good proportion of recent 5-star reviews. Are they leaving their clients satisfied customers or raving fansAre they being invited back to complete a second or third project?

#4 Navigating Your Bathroom Remodel Site Visits

The primary purpose of a site visit is to build friendship and trust. The content of the conversation will include project details, but the substance of the conversation is to see if a relationship can be built.

It is only after you have grown somewhat comfortable that you will share your budget or inquiries about special customization. If you connect well, and share ideas easily, then you are on your way to uncovering if it makes sense to partner up on your remodeling project.

#5 Selecting the Right Contractor | Process Overview

Living on The Other Guy's Timeline

  1. Call 3 to 5 contractors
  2. Schedule as many as 5 site visits
  3. Get an estimate from each
  4. Compare each and select your contractor--the nice guy who doesn't have the cheapest price or the most expensive one.
  5. Hope for no change orders
  6. Hope for no delays or surprises

Living on The Teknik Timeline

  1. Call 3 to 5 contractors
  2. Intentionally qualify each over the phone considering character, integrity, experience, and follow-up.
  3. Schedule a site visit with only your top 2 and get a ballpark range from each.
  4. Select your contractor
  5. Follow the process to collaborate on a design, layout, and scope that you love. This collaboration will produce your detailed estimate, or Teknik True Quote. Yes, this price will fall within the initial ballpark, unless the scope is increased.
  6. Complete your project on time!

#6 San Diego Bathroom Remodel Budget

Popular websites on which homeowners answer "How much did you pay?" questions provide visitors with the average amount that home owners report to have spent.

But there's a catch. The average includes what homeowners have been reporting for twenty years, which brings the average so low it doesn't answer the nagging question for a 2020 bathroom remodel.

A better resource can be downloaded as a PDF here: https://www.remodeling.hw.net/cost-vs-value/2019/pacific/san-diego-ca/

The Cost Vs. Value PDF will show you both mid-range and high-end averages that homeowners are spending in these geographic areas:

  1. United States
  2. State of California
  3. County of San Diego

Using 2019 as a point of reference, remember that many materials increase in price between 3% and 8% per year.

#7 Selecting Your Finish Materials

"Finish materials" is a category that includes any materials installed after the drywall and painting are complete. The most common types of finish materials for San Diego bathroom remodels are:

  • Plumbing trim & fixtures
  • Light/Electrical fixtures
  • Vanity & vanity top
  • Tile materials - including shower walls, shower pan, shampoo niche, and bathroom floor, including tile baseboard
  • Flooring materials - many wood-style laminate flooring options are durable, waterproof, and they provide a budget friendly alternative to tile

#8 BONUS! Length of San Diego Bathroom Remodels

Every project is different, but here is what our experience tells us:

  • small to medium San Diego bathroom remodels typically take 4 to 6 weeks
  • large or extra large San Diego bathroom remodel can take anywhere from 6 to 12 weeks

The key to a tight timeline is organization. An hour of planning DOES save a days' work. Many project delays are due to:

  • poor labor planning; pulling crews off of projects prematurely
  • missing materials; due to starting a project prematurely, i.e. they are missing rough plumbing parts but they've already demolished your bathroom. Bad news.

Why so long? The last step is usually the custom glass enclosure which cannot be measured until the tile is complete. The fabrication and install takes about 10 business days, so you'll be 99% complete while you wait on your glass for the last two weeks.

Best San Diego Contractor for an L-Shaped Kitchen

L-Shaped Kitchen Fairy Tale...or Not?

Pierre and Laura are newlyweds. They have been in their new home for about 8 months and they feel it's time to remodel their kitchen since they have settled into the current layout and feel they know what they would like to change.

Pierre grew up around his dad's construction company and helped on many projects, so he's confident that he can navigate vetting and hiring each tradesman, and plans to navigate completing the project on his own. Laura has always loved the idea of DIY projects and taking a room from drab to fab!

They agree that they will save SO MUCH MONEY if they complete it themselves, completing the painting and trim themselves, and hiring subcontractors where necessary. Plus, it will be fun--their first home improvement project as a couple! So they build their Ideabook on Houzz.com and get started, removing cabinets, drywall, and travertine flooring.

If there had been no complications, they may have fared well. But they ran into snags and setbacks, because their home was located on Earth. Let's see what happened.

  • Money wasted. They spent their upfront investment of $6000 obtaining plans and permits, using friends who could give them a good deal, but hadn't considered that they had a "dream design" with no concept of what it would cost to build it. Oops!
  • Time wasted. They spent 2 to 3 nights per week plus lunch breaks, for 4 weeks to talk to several trades, attempting to get the best deal by comparing 3 to 4 companies within each trade.
  • Time wasted. They attempted to coordinate individual tradesman including a cabinet guy, a plumber, electrician, flooring guy, drywall guys. They skipped the painters, and finish carpenter because they figured it would be too expensive. The steep learning curve created more wasted time.
  • No advocacy. 8 months later, they have a hardly-functional kitchen, the cabinets had been built incorrectly, so they are on round two of cabinets, and they have no one to advocate for them.
  • Blame shifting. The subs are blaming each other for mistakes and refusing to return to the job site to finish their work.
  • Increased stress and weight-gain. But seriously. They are still grabbing In-N-Out four days per week because they can't cook at home.

Avoid wasting time, wasting money, and having a never-ending-project. These are the reasons that we advocate for you to hire an expert. Your time and peace of mind are INVALUABLE. Therefore, it's worth it to invest in efficiency.

Rest assured. We can help you write the ideal remodel story. You're in the right place!

In this article, We'll provide five tips to help you make a great decision about your l-shaped kitchen.

#1 Faux Pas to Avoid in an L-Shaped Kitchen

The survey approach to your kitchen design. It is the most natural thing in the world is to start asking friends and family their opinions. But unless you're speaking with a professional who designs AND builds kitchens and kitchen cabinets full-time, they wont have the expertise or design savvy to maximize your layout or aesthetic.

Opt for the kitchen pro. See a great list of the top contractors and design-build firm in San Diego County here: https://www.generalcontractors.org/the-best-apartment-and-condo-interior-contractors-in-san-diego-california/

#2 Clarity is Key: Know Who You're Talking To

General Contractor (GC)
A General Contractor has a "B license" (verify a license here: https://bit.ly/2v6Pvoo) that enables them to operate as a construction company in the state of California. General contractors as a group, can work in commercial, residential, multi-family, and many other sectors. These companies are not necessarily qualified as remodeling specialists.

Architect or Designer
Remember that architects and engineers design from the top down. Once safety is addressed, design elements can be added because they are SO COOL, but zero people at a designer's or architect's office know how to estimate building costs, because they have never built what they've designed. On the face, it seems logical to get your design done, get your permit, and now you're ready to send it out to bid...you'll compare apples with apples and choose the best guy for the job. But now if the price is NOT right, you're stuck with your plans, the associated permit, and you're out the $6,000 to $15,000 that it cost you to get here. You got the cart before the horse.

Design-Build Firm who is licensed as a General Contractor (GC)
"Design-build" is where the magic happens. It's a very simple model. We collaborate, design, and make selections with you, checking in on the cost along the way. We agree on an approximate scope, and approximate budget, then we keep you in the drivers seat. We give you all the authority over your project and we let you know if a design element you're asking to add will push you over budget or not.

#3 Design Mistake to avoid in an L-Shaped Kitchen

Consider that most l-shaped kitchens have room for 2 to 6 people to fit comfortably. In order to keep the space feeling as large and roomy as possible, avoid dark brown or black when selecting cabinets and other finishes. The bold design trend that is "in" now is to install black cabinets, and gold fixtures. This looks great now and has a sexy batman appeal, but it's far from timeless and will soon look dated and cheap. Watch out for fads that are VERY 2020 but will have a short shelf life. Unless you plan to update every 5 to 10 years for the fun of it, select classic finishes, i.e. white shaker style cabinet doors.

https://www.decorpad.com/photo.htm?photoId=125132

#4 Reface or Replace? Let's Talk Cabinets!

If you are on a tight budget, you can always replace your cabinet doors with a more modern or classic cabinet style. See a popular 2020 cabinet style here: https://www.houzz.com/photos/query/white-shaker-cabinets/nqrwns

If you repaint your cabinet boxes, and replace the doors and hardware, you'll have a wonderfully refreshed look without the timeline or price point required to build new ones.

In truth, if you are wondering about replacing the cabinets with stock cabinets from a big box store vs. refacing your existing cabinets, our design team will usually recommend to reface.

If your budget allows for a full redesign and new custom cabinet layout, they will not only LOOK better, but be much more space efficient, and internally functional. Options from most ideal to least are:

  • Build new custom cabinets
  • Reface with new quality doors and hardware
  • Replace with big box store cabinets

#5 L-Shaped Kitchen with an Island Layout

This photo is a great example of an open, well lit L-shaped kitchen with an island. It features quartz (man made) countertops, custom cabinets with white shaker-style cabinet doors, waterproof wood-style laminate flooring, and updated lighting. The sink, fridge, and cook top are in a triangle arrangement to maintain smooth workflow throughout the space. The large three-pane window with two sliders and one fixed pane allows for natural light to brighten the space.

Conclusion

There you have it, folks! A little bit of common sense--choose classic over trendy. A little bit of industry specific insight--not all design and construction firms a right for custom residential remodeling. A little budget help with three unique cabinet options. And finally, a great example of a classy timeless L-shaped kitchen. You can get the remodel you want and deserve. It's just plane wrong that home owners feel traumatized by their remodeling experiences. Initial Challenges with a U-Shaped Kitchen

The most common frustrations with u-shaped kitchens and the problems that cause them:

  • having two corners - several cubic feet of storage space is often lost each corner due to poor quality builder-grade cabinets
  • poorly designed or absence of cabinet organization and inserts
  • in a small or medium sized u-shaped kitchen there is already limited counter space and when it is interrupted by the placement of the cook top, refrigerator, and sink, it causes even smaller prep areas that make it difficult to food prep

Small u-shaped kitchen. Note: two corners.

Storage Solutions for Upper Cabinets

Replace your existing cabinets with deeper cabinets to maximize storage, for large dishes such as Pottery Barn serving dishes, etc.

  • Remove center divider so your cabinet box is no longer cut in half.
  • Remove over-sized face frame—usually 2 ½” around the perimeter.
  • Adjust the height of each shelf within the cabinet box, or if cabinets do not go to ceiling, add additional upper cabinets for less frequently used and seasonal items.

Making these three simple changes to your upper cabinets can increase storage capacity by 15%-30%!

Storage Solutions for Lower Cabinets

U-shaped kitchens are often small kitchens. Since you are stuck with two poorly organized corner cabinets, they end up feeling like a crawl space, requiring you to crawl in in order to get to your pots and pans.

  • Remove over-sized face frame— usually 2 ½” around the perimeter.
  • Remove center divider so your cabinet box is no longer cut in half
  • Replace the builder grade side hardware with new Euro slides which are installed underneath the drawer, so you can gain another inch of width per box.
  • Convert your bottom doors into drawers for easier access and less strain on your hips and back.
  • Customize drawers, pegs, dividers, full 110% extension of hardware.
  • Install lazy susan, pull outs, dividers, & inserts.
  • Bonus: These changes help you eliminate wash basins full of lids and miscellaneous items!

These items can improve cabinets storage by 15% to 30% per box!

**Note: The favorite solutions among our clients over the past ten years is replacing cabinets doors with full-extension deep drawers.

Countertops

Since spacing between appliances can be very limited, making it more difficult to prepare food, you are probably asking, so how can I get more counter space?

We want to keep the appliance triangle in mind whenever we consider moving an appliances. When using the stove, you must be close to the sink and fridge; when you are using the cooktop, you must be close to the fridge, and sink, etc.  If you are remodeling within a fixed space, it makes sense for the cook who will be doing most of the prep to choose the locations of their appliances based on the rhythms of how they use the space most often.

  • A cook with a whole foods, plant-based diet will likely want more prep area where they store, legumes, gourds, grains, etc. This is often close to the cutting boards or sink area where they wash and prepare most of their food.
  • A cook that enjoys a lot of grilling, barbeque, etc. may want their prep area close to the refrigerator so they can quickly reach for those perishable favorites that need to be kept cool.
  • Many (but not all) u-shaped kitchens have a long wall on one side of the "U" and a short wall on the other side. By extending the short wall another several feet, you will lengthen the cabinet wall for additional upper and lower cabinets, and extend the countertop.
